They DO work!! The simplest of strategies with the MOST results!!!

Like others have said; "I Buy Houses" signs bring the sellers now, I must utilize signs for Buyers.

I went to your 3 day seminar in the end of Feb 2011 and I started my LLC March 4th 2011. I have been very close to my first deal since mid Aug but today I had 2 offers accepted!!! I have $1500 on the line in earnest money but they are really good deals and I have over 50 buyers on my list. But still the butterflies are going crazy in my stomach! (What if none of my buyers are serious, what if my ARV is not right, what if my repair costs are not right!!)

Your mind can make you quit if you listen to it, and I completely refuse to listen to that nonsense!! I believe in the education that I have received, I believe in my gut instincts, and I believe in your Success Academy (which was my best investment yet!!) and I know that these 2 deals will happen!! Actually my Real Estate Agent is more nervous than me.

Back to the point... I just got finished planning my action and Bandit Signs were third on my list after calling my buyers, and posting on Craigs List. Then on Thursday I will go to the REIA meeting with Flyers and tell about my deals. This is my first deal so I want to cover all my bases. But I only have White Signs and Black Markers. Hopefully I will get a response!!

Just want to share with you, getting my first house ready for open house. Alot of work still ahead of me. I do have man power on board with me. Not real sure about the paper work as, in what form to fill out for this or that but I'll reread one or two of your books on the subject and I'm sure I can figure it out. If not I'll be calling some one to find out.I'm excited as you can see or I would not brag about it.I was given a brokers name in my area, plan to call her after I freshen my mind on some details. I was hoping to have this place sold in 30 days but the seller says 60 days. I'll sale it, but I'm stuck on how to find the fair market value. The saler is asking more than I think she will get. I'm not shy in coming up with a way to help her understand she has to come down on the price or keep it and suffer with the payments , she can't afford. I would love any advice anyone can give me. No backing out now I have agreed to do this. I'm not even sure what my fee is suppose to be. be. Green in Tennessee.

I have been MIA for a wile but not disconnected.

I have contacted many Banks in reference to their Black books of properties available for sale and I have a good connection for properties available for sale the asset manager just send me a list of properties if you want you can cheery pick them the one that you are interested on.

Black and Yellow

Hey Dean, great job in Florida in such a short time as well. I'm curious if the handwritten signs work just as well to pull sellers, or do the professional signs work better to draw sellers out. I've hear handwritten for buyers, professional for sellers, but would like your feedback or the groups experience.

I've alredy done this, doing it when Greg Murphy talked about doing it in the Edge video's and I have gotten 10 to 35 calls a day for weeks until all the signs got picked up. This works like you wouldn't believe. After all the signs get picked up off the street, go out and put some more. If you pick busy corners you'll get calls before your done putting out signs. Get 20 to 50 signs out and the call's will flood in.
One thing, I used my Cell # and I will say if you have an alternative number, use it because the phone will ring none stop. Try to get an 800# or a voice mail# with message to sort buyers out and you can call people back with your A game speech. Personaly don't like alot of calls while I'm out eating, shopping and stuff.
So go find deals and get the signs out and sell the deals.

Yellow & Black Signs

I know this is a great strategy for finding buyers but what do you say to the person who answers the sign if you don't have a proerty "it just sold", but can I have your name and contact info for any further properties I find that might interest you. Isn't that starting off on the wrong foot by telling a potential Investor a lie that you had a property and now you don't just to get the information you need so you can put them on your buyers list. This technique doesn't work unless you have a piece of property to sell right? It's a little confusing. I'm avidly looking for Investors by sending out letters (over 100)so far with no answers as yet. I've sent letters to cash buyers, rental owners,and not occupied by owner listings. I'm at a stalemate and don't know what else to do,but keep doing the same thing. I'm 67 years young and would like to make some MONEY soon while I can still spend it,any help would be Greatly Appreciated. The Old Man JohnnyPVAZ Thanks for your help in advance
