CENTRAL NJ INVESTORS:
(**SOMETIMES LOCAL FACTORS OVERRIDE NATIONAL FACTORS**)
Hi everyone my name is Ashton, i am a sophomore at Rutgers University studying business management. I recently just finished Dean Graziosi's "Be a real estate millionaire" book and I am excited to get started investing in real estate. I agree with creator of group, this Mid-Atlantic region is a potential gold mine!!! Especially in the NJ + NY areas, we should all take full advantage of this web site as a networking tool.
-Now the reason am I posting, is remember in the book (page 45) when Dean talked a college town that was in a bottom market and houses weren't selling, but then the athletic department hired all new coaches which led the colleges sports teams become outstanding. The college then saw a high demand in admissions, which led to an over supply of student that could not get dorm rooms due to limited spacing. The housing market in this college town took a u-turn and became a peak market, because neighbors of the college decided to rent out their houses or put it up for sale.
----COUGH COUGH---
I don't know if you've identified it yet but Rutgers athletic program is on this rise!!! Which their admission department has seen more applicants then ever seen before in history, and each year their has been a couple thousand incoming students that have been placed on the lottery system due to limited spacing in the dorms!!
RUTGERS IS A POTENTIAL GOLD MINE!!!!! and their football program is only going to become better in the next 5 years. **I've already searched craigs list and their a list of students looking to rent out housing***
Recently I have found foreclosures and other distressed properties around the city of New Brunswick!! BUT I NEED YOUR HELP!!!! I need investors!!! Will only charge a small 2.8% Finders Fee!!! Its a win-win situation, I gain capital from finders fees to help enable myself to become a REI, and you gain a property in a COLLEGE TOWN that has an extremely high demand of renters/tenants. ***Feel free to email me, aailey085@****

Hi Jeremy,
So, we have 16 members in the
"Tri State Area Investors NY,NJ,PA,CT Let's Help each other out today!"
Is anyone contacting you, or are people just joining and we are going no-where?
Honestly, I haven't used this part of the site much.
Is there a way to send messages back and forth between the members or do we just have to PM each other individually?
I do not have any particular ideas right now but given where we live we have incredible potential here and we are right now only luke-warm at best!
We are in one of the richest areas of the country, timing is perfect, we need to make our move before someone else does.
Open to all suggestions. Do you want me to copy and paste this message to everyone in our group?
Do you want to split the list with me? Maybe we should get everyone's email address so we can "talk" to / brainstorm with everyone more easily ???
Don't know about you but I am tired of reading and posting and am ready start doing!
Tri State Area Investors ... we need to be living up to our name before someone else takes it!
Whaddayathink? I have to run right now, let me know what you think and I will check in later!
Have a great day!
Angela

New Member
Hey all,
I am new to this whole lifestyle (investing, site, & Dean's Books) I am currently reading BAREM & I'm wondering if anyone can help me recognize the local market of Philadelphia. It's kinda common or easy to say its down but I just don't want to be wrong since I am new. I have heard that philadelphia was starting to entice a lot of top 500 companies to come to philly. Has anyone else heard this? And If so does that mean we have bottomed out and is about to go up?
Thanks for your help!

Hi
Hi Everyone:
I am from Brooklyn. I have had over 6 years of RE Investment experience. I ma looking for people to organize into a buying group and invest the hell out of it. The market right now is screaming "investment". I always had one philosophy: One head is good but the more the merrier. Everyone brings something unique. If I can get 5-6 people to get together and put their heads together, we can all quit our jobs within a year and enjoy our lives. So if anyone is interested, let's talk!
Yuri

New Investor in NY
Hello
How is your ReI going. I live in Queens but I work in Brooklyn. I drive tow truck so I am in all different types of neighborhoods everyday viewing different properties. I would like to get some feedback on how thinks are going with you and the rest of our group. I am looking to do some assignments and maybe some lease options. I am just starting my campaign. It would be nice to have some like minded people to communicate with in the area.
Later,
Shane

That sounds really good. I am looking to invest in Fl as well as the tri-state. Does anybody know the whole process of doing lease option agreements, from the contracts that need to be signed to how to get clients lined up?
Hey Yuri, I'm in North
Hey Yuri, I'm in North Jersey. What did you have in mind?
I have finished reading
I have finished reading Dean's latest two books. My wife and I are thinking of enrolling in Dean's Academy. I am located in North Jersey and want to get started. Anyone in the area in the same boat I'm in? I would love to get together with someone and put our heads together to get a few deals rolling and see where it goes from there.
Dean's Academy
I'm also thinking about joining it. I would like some opinions of those of you about it. Thank you
Dean's Academy
My husband and I joined the Academy a couple of weeks ago and we are very happy that we joined. I would definately recommend joining!

HOw is it Going
I was just curious because I saw your post on April the 18 that you joined the academy. My wife and I are joining the academy soon. How has your career been going since joining the academy
I'm in Passaic county NJ. Ready to roll the dice. Let's network
I'm fired up to get started but would feel better starting with a group or at least one partner. I am contemplating joining Dean's Academy but not sure if I should keep that money for investment and just work together with a group. Anyone looking to work with me in Passaic, Morris, Sussex, or Bergen counties in North Jersey are welcome. I can be e-mailed at paulpirruccio@****. I would love to network with some of you and see where your head is at and what ideas you may have. I have a few of my own
Everyone local!
Hey guys:
I just want to get a group together about 5-6 people and go with it. I am not greedy and I don't mind sharing. Plus if we go in 5-6 of us, the risk is less rather then doing it alone. Besides, one is good, two is better, 5-6 is best!!!
My yahoo IM is yglukhov. IM me when you can and we can discuss everything and possibly meeting and going for it.

PA properties-Altoona, Wilkes Barre
I am in PA and know of some opportunities to invest in Altoona and Wilkes Barre area particularly. If anyone is interested in those areas, please let me know.
I started in Dean's program, bought my first rental property in the Harrisburg area from another investor. As it turns out, that investor is a wholesaler with an established business, and he offered me a job. I now work for him, and have access to some good deals...they don't accept everything because there are too many! So if anyone has an interest in those areas, let me know!
Jill
Harrisburg location
Jill,
I live in York, PA with my wife & 2 children. Since I had some REI in California about 10 years ago, I felt it was time to take it by the horns and run with it. So, I bought dean's books as well as the Academy at the beginning of December. I am networking with two realtors and one whole sale investor. There are 3 properties on my list to walk through and my next task is to shore up some funds. My goal is to build a portfolio of lease/rentals, dabble in Assignment of Contracts and focus on flips. The hope is to make this a full time career.
If there is a way we can help each other, feel free to PM me.
Rick Springer
New investor
Hi Jill, I live in Lancaster,PA and am looking to get started. I just read your post, and I realize it was from over a yr ago, was wondering if you have time to offer me any advise, and possibly look at working some deals together for this area. I am just starting my buyers list, and have only had a few responses, but there seem to be a lot of properties available in this area.
Looking forward to hearing from you,
Marti
