Proof of funds
I have an REO deal that the agent says looks promising but I was told that I've got to have a "proof of funds" letter. I'm looking for a hard money lender or a partner to do this deal with. The property is located in Yonkers by the Hudson.

Hello Everyone,
Yes, I think this is something would help everyone. Put together group of investors who help each other. Two is better than one, three better than two and so on. If you have a deal it's much easier to find investor to buy, home buyer, money to buy or anything else needed to close transaction. I am for it and would like to encourage whoever is interested to join and help each other.
Sorry but I didn't read all post re: this issue but curious how we can contact each other or all together.
Is anyone suggested a meeting once a month or week, etc? It's like having our own REI club.
I just finished reading second book and cannot wait to get started. I know this is possible but help from others wouldn't hurt.

The software I was given has alot of information, about everything just like the book. They have lessons on it on everything and its very easy to understand. Currently I am working on my buyers list, hey anybody tried calling the "WE BUY HOUSES" ads? I am going to see what I can do with them,hopefully i can sell the houses to them and make a profit.

Hi everyone my name is Ashton, i am a sophomore at Rutgers University studying business management. I recently just finished Dean Graziosi's "Be a real estate millionaire" book and I am excited to get started investing in real estate. I agree with creator of group, this Mid-Atlantic region is a potential gold mine!!! Especially in the NJ + NY areas, we should all take full advantage of this web site as a networking tool.
-Now the reason am I posting, is remember in the book when Dean talked a college town that was in a bottom market and houses weren't selling (pg.45), but then the athletic department hired all new coaches which led the colleges sports teams become outstanding. The college then saw a high demand in admissions, which led to an over supply of student that could not get dorm rooms due to limited spacing. The housing market in this college town took a u-turn and became a peak market, because neighbors of the college decided to rent out their houses or put it up for sale.

I don't know if you've identified it yet but Rutgers athletic program is on this rise!!! Which their admission department has seen more applicants then ever seen before in history, and each year their has been a couple thousand incoming students that have been placed on the lottery system due to limited spacing in the dorms!!
RUTGERS IS A POTENTIAL GOLD MINE!!!!! and their football program is only going to become better in the next 5 years. **I've already searched craigs list and their a list of students looking to rent out housing***
