My Last Chance..Please Help

Im at my wits end, after the books,success academy,videos,etc. Im done w/ realtors and agents.They just ignore me,argue with me, or just rude to me.Im also flat broke,over 10k in debt,4k of which in collections, Im in a big ball of mess here.I need to make CASH FAST w/ no money of mine used and no bank will breathe on me, let alone touch me with a loan.So i swallowed my fear and just saw some homes locally and sent their agents offers 30% off list price, my plan is to assign them,(i have no buyers list--cant afford ads or bandit signs even)--if offers accepted ill assign them to someone else, even someone here maybe.I been told assignments are illegal,but i think attorneys can do them,but i dont know anything about real estate,so i could be wrong.I cant even drive to see the homes,cuz i cant afford gas money,pretty sad, but I just want to know if I made the Right Choice or the biggest mistake of my life by throwing offers out there??? I cant afford one mistake,or i literally may not be around if im wrong.Non the less im more than desperate for some maybe literal hand holding here. Can someone help me w/my given situation? Would anyone be interested in buying any of the homes, if they accept my deal to assign??? I can't take much more living this way.I just want to do one deal so i know its legal,the right blueprint and that I,myself can do it and do it right,so these debt collectors will leave me alone..ugh..sorry for the rant,but im lost in every way with this. I can provide my contact information to anyone who can or is willing to dig deep with me on this, you may literally be saving my life here.Any and all information is appreciated.Thank you very very much in advance.It all makes sense in my head from the books,etc. but maybe its just too much for me, or maybe my situation is unworkable regardless of how good the knowledge is.I guess ill find out, keeping my fingers crossed and praying that this works out so i can live again.

This is what Matt Larson said at the Edge. You will find your after repaired value by running the comps, sometimes the realtors even get it wrong. Make sure to read to the bottom...

1) Get 3-5 Sold properties, move in condition.

2) Have to be sold with in 3-6 months

3) Have to be with in 1/2 mile radius

4) Same # bedrooms, same # bathrooms

5) Square footage has to be with in 20% lower or higher

6) Style/age should be the same- don't compare a 2010 ranch home to a 1900 two story victorian

If you don't get enough comps doing this, go to 9 months for solds, if you still don't have enough go to 3/4 mile radius. If you still don't have enough comps- TAKE CAUTION!

I use the Total View research tool to get all info on the property I'm interested in. They will show comps, and in small print underneath that you can click on "more comps from zillow." You can go through the list to make sure everything matches the guidelines. Write down the price per square foot for all of the comps, 3-5 only. Add them up and divide by the number of comps. Say it is an average of $80/sq. ft. Multiply 80 by the square footage of the property you are interested in. That is the ARV. Good luck!
