I have just joined and live in Menlo Park. As you know, this area is surely one of the toughest, most expensive, and most sophisticated markets in the country. I'm wishing I lived in Clarkesville, GA about this time. I'm not being disparaging, but it seems that the fabulous success stories seem to come, for the most part, from small, rural towns where the market, the demographics are very different. I would so LOVE to know if anyone has had any success here with what Dean is teaching.

I'm not sure if I can help anyone because I'm just starting out with all this. I live in Pleasanton and will be focusing on Dublin, Pleasanton and Livermore areas. I just looked above at ricocamaco's website above, and I was so impressed at how professional the site was set up. I have no idea how to set up a web-site! I am partnering with a friend of my who has a contruction background and plan on flipping when the market turns back up. In the meantime I am going to try and get a few "no money down" deal done to get things rolling.
I would love to get advice and/or success stories from anyone in this area. I was wondering if these strategies work in these expensive areas.

Maybe we could all share the cost of reviewing Dean's forms (local attorney) for legality in our area?
Has anyone here already had them reviewed yet?
docs and parntership
I think a lot of the forms are ok except for possibly using in San Francisco, but other counties should be fine.
Also, most of the forms, docs here can be found in winform format...just in case.
I am in Contra Costa county where there are screaming deals in Pittsburg area. I live in Walnut Creek...not too many deals here, but just a bit north and there are a plethora of discounted homes.
I want to buy and hold and rent....Anybody with me or want to partner?

I too am Investing in the North Bay and have assembled a great RE team. I have a new Keller-Williams Agent (Thanks Matt Larson) I have my phone system setup. That part took some courage (no one likes the sound of their own voice.)
I set up Constant Contact and Have a Google Adwords and set up AdSpace from Google. Increased my social visibility (facebook and twitter), Building a Blog. Hired a professional canvessor who is feeding me leads daily.
Finally, have negotiations under way to begin offering FDIC foreclosures in bulk packages.
Dont be afraid to ask for help.

I've found two active RE groups. Investors Resource Center San Francisco. They meet in Redwood city. This is the best one. The other one meets in milpitas. They are called Global Investment Center or something like that.
