Q:When I go to the website and go into the link of the county Im researching how do you get the physical location of the property? Thanks in advance for the help!

Its very simple you type in the parcel number!It will tell you the address and the taxes on the property!

Thanks for the information. I go to the website and go to my county, and I can't get any response after I type in the parcel number. I even went to the county courthouse assessors office and they said they don't sell property until June of each year.

Thats right the county has a tax sale in June but the properties the state picked up can be bought any time of the year!The State!!!!!!!

I am a Real Estate Agent in Phenix City, AL. I have learned a lot just going through the forum. I realize there are so many things I don't even know about real estate. Our market in still down, but we are expecting tremendous growth in the next few years because of the BRAC Realignment at Ft Benning and the KIA plant. We are expecting 30,000 people to move to our area (Phenix City & Columbus GA) by Sept, 2011. If I can help anyone find info about properties in my area (Russell, Lee & Chambers Counties), I will be glad to help them.

Needing a little advice
How are you doing this morning. You probably don't remember talking with me. But I have a something that concerns me. i was talking with a lady that has been in realestate for over twenty plus years. Now listening to her talk, all she does is buy, fix and rent them out for monthly cash flow. When i told her, that I was trying to (assignemnts or what not). She didn't seem that to impress. But what she told me is that I need to get my license and learn the laws before I do anything. Now you have been out there a while. I live next to you in Tuskegee. I need to do Assignments, bird dog to build me up some cash. What laws do I need to worry about if I am only using that stragey? Can u please help me?

Setting up Team for the Bham Area
As Darrell said, I ready to slow done on the reading and start setting up my team, i.e. RE agent, broker, attorney etc. Anyone have any suggestions or referrals that might help me. Im interested in reassignments, IEE's, short sales and other no money down tactics. Been in sales all my life, but this new venture has me a little bit leary...not scared just apprehensive.

Ok now I go to tax sales for my properties in Alabama!So I couldn't wait for the tax sale so I entered an online Auction! I have 4 more days till the end of the Auction! I am winning so far for a $1!So wish me luck! There is a cost for them to file the deed for you but you have no choice on that part!And its $350!So if I get this house for $351 I will be happy!Its in a good spot and everything so.......Wish me Luck..

But to tell you the truth Steve I was trying to get that property in Birmingham for you to remodel so we can sell it and split the profits! But I got bumped off of that house today but its not over yet!Still looking for a good deal!But I can go higher on it!Like I said its not over till the fat lady sings!Oh and I have not heard anything about the redemption period being shorten!Sorry!

I own 2 rental properties and am extremely interested in purchasing houses that have been Sold To State, (Tax Deeds. How realistic is it to end up with a back tax property? Does anyone have a good funding source for those types of properties? Will a blanket loan provided by a hardmoney company do the trick? If you do get the property, how long does it take for the deed to be recorded before you can resell to another investor?
