Intentions are pretty simple; I wish to locate deals at 30 - 50 percent of average FMV (which I have been doing, mostly foreclosures/shortsales), lock them up on contract (in the process of having my agent submit offers) and either pass along the equity in the contract or buy it myself to rent.

What area are you referring to around KC?

I have been mainly looking in Johnson County area as I currently live there and am getting to understand basic local FMV's fairly well
