Hello Everyone,
I have been placing ghost ads on CL with no luck. Well in all honesty I did get one email asking my to send him info. He did not put a phone number. I emailed him. The email I sent is at the bottom of this post.
Can someone please share with me a proven ad they have used that does not reference a property but instead references the fact that I have or will have deeply discounted properties.

PS The area I am in has a ton of sales by owner and broker each day listed on CL. What can I do for my ads to stick out? I already put **** in the headings.

The more solid you come across in your ad, the better response you will have. You are more likely to attract an investor if you come across as having a solid deal right then and there.

Click on the link below and follow the instructions. Just copy and paste the GHOST AD that he have. I did and I got about 3 investors contact me.

Advertise directly to investors. Let them now you can find deals better than anyone else in their area and you would like to send the deal to them.
Something like..
Investors Wanted!!
I have a knack and a unique marketing strategy for finding deals in (town) better than anyone else. When I find a deal that meets your criteria, I'd like the opportunity to send you the info on the property, through email, text, or a phone call. You can tweak it anyway you want. This is rather bare and unexciting, but this is all I could think of at the moment

when investors contact you about a Ghost Ad; they are not looking to meet and have a conversation; they want to know about the property that you have (advertised).
You need to have something to tell them about, that you will tell them is no longer available; then you will ask them if you can contact them when you have another deal available, etc.

Post it has if you have a a house for sale. Click on real estate for sale > post (top right) > offering housing > real estate by owner >
Make sure you click on your city/state first.
