OK I am so close to my first Deal!!!
An out of estate investor contacted me to find him properties here in Miami, well I did not have any properties but I have other wholesalers that I have talked to and they are OK with me marketing their deals to my investors.
I added a couple thousand dollars to the price for a single family home and my buyer is very interested I just need to get him the repair estimates and he also wants me to suggest a repair crew, but since this is my first deal I do not know who to recommend, in my contact list I have a couple of contractors but I have never worked with them. What should I do???

Ask the other wholesalers you are working with. Maybe they know of a crew or someone who does.
good luck

I guess I have to use one of their crews.
I think the investor may want me to oversee the repairs...
Should I charge for that? how much?????
Try Craigslist, then you can look them up on BBB.

Charge 10% to over see the work. Just tell the investor that this is the normal fee you charge for this. Is it a majr rehab or just cosmetique work? If it is cosmetique you can also stop at jobsites and interview crews there. If it is major you may want to talk to your wholsealers or other investors (ReI Clubs) to get recommondaions.
Good Luck!
He wants to flip it.
So probably new kitchen and baths will be the mayor thing
found workers at supply stores, for example you can get recommedations for a tile guy at a tile supply store. If you are going to use granite counter tops you can ask there at your granite place. A lot of these trades people will leave their card there, plumbers, electricians, roofers, hvac guys, etc... will always have their card posted on boards there at those supply stores.
Good luck,

Here are a few ideas that you can do to find a good contractor / Handyman to work with.
- Attend local real estate investment clubs. Here are a few links to investment club directories in Florida.

Investment clubs are a great place to build your entire power team. At these investment clubs, you can have any of the following professionals attend these meetings.
- Investors / Cash Buyers
- Real Estate Agents
- Mortgage Brokers
- Real Estate Lawyers
- Title Companies
- And Yes, Contractors / Handymen
Many of these professionals attend these meeting to meet people just like you. Try this out. This is how I build my entire power team.
Happy Investing!
