Steve and I closed on our second real estate deal today on a deal that we bought for $54K and sold for $69,900. Total rehab costs were about $60 because we only changed the locks on the property from the time we bought until we sold. We did an owner finance deal with $13K down and 12% finance, so if the buyer pays off on schedule and not early, our profits will end up being closer to $100K.
The first time we ever considered doing any real estate transactions was right after we bought the rock bottom blue print and followed the 30 days to quick cash formula. The program works! We have another contract pending that was also supposed to close this week, but there is a hiccup with some guardianship paperwork, but once that works itself out, we will have wholesaled that deal for $5K and a total investment of $10 for deposit.
Anyway, better go run to round up some more deals since everything we had is now locked up with an end buyer.

Congratulations on your recent success, you have definitely gone out and taken some serious action.
I really like the way you had the ability to get creative and do a deal with owner financing for easy cash flow!
Make sure you stick with any properties that may have some correctable title issues. I have had some properties take 3-4 months to close just to get title cleared up for the end buyer! Don't give up on it and stick with it until the end.

Got the Blueprint in August, then had a huge fire and after spending pretty much all my time when I wasn't at work cleaning things up for the past 6 months I'm just now getting back to doing something with it.
This (and all the other stories of success by the folks that got the Blueprint and used it) are AWESOME and are of immeasurable value when I get a bit frustrated or discouraged.

Good to read these comments. I'm in days 6-10 with this book. I'm doing everything it says and I'm excited for the next 25 days! Can't wait for my first deal.
We are supposed to close on deal #3 on Friday and we are waiting on some guardianship issues with deal #4. We have an offer on deal #5. So, we're trucking along. You have to take action and it gets discouraging because you don't have all the answers at your fingertips all the time, so there is definitely a learning curve, but it works. 4 of our 5 deals were from bandit signs or FSBOs found on Craig's List. The one we are closing on Friday is from the MLS with the 25 to 1 strategy. That strategy definitely works, but you have to follow the formula exactly and be honest with your agent on your strategy to make sure he/she is on board with your strategy. We finally found one that understands what we are doing and is good with it and she will make about $1,000 off of us after submitting about 15 offers for us on Friday! Besides the paperwork, it really was very little work for her. -Susan
