Get some comparable sales within the last 6 months if possible...it doesn't matter if it is not listed in the MLS. They can still give you an idea what things are selling for...not what they are listed for. Is it in foreclosure? Is it Bank Owned? Is there a Mortgage on the property? Contact the owner as an Investor find out what they need and how flexible they are. You won't know any of these answers till you ask some questions...It sounds like someone bought it and fixed it if it has been recently upgraded. Maybe not maybe someone bought it for a long term investment and paid too much for it...again I would call the number and ask basic questions to find out all the details. Make a plan afterwards...it could possibly end up being a short sale?
