OfflineHello everyone. April next month, will be my 1st year and this morning, I finally got my First Ever Contract accepted and signed by the seller. I believe that if you only work like crazy, consistently with Burning desire and passion, ignoring all the negatives and naysayers around you will achieve whatever there is that needs to be achieved.
I drove around last week and listed 115 Vacant properties. After identifying the names and address of the owners, I send them Postcards and to my suprice, yesterday, 2 of them called. I choose the one who sounds so motivated and she's asking 19k for her property. I visited, run the numbers and countered offer for 5k and we end up 8k, more than 50% of what she's asking. ARV is 100k and needs 40k to rehab. She lives in Arizona and the property is in Baltimore Maryland but she was in Texas when we where negotiating the price by phone. I faxed the Contract to her husband in Arizona last night and got it back at 1pm today. I said i'll put up a $100 deposit to be given to my own title company.
I got 4 calls so far asking me to view the property. I have not called any of my buyers yet I put up a For Sale by Owner sign and post it on my Facebook Account. 1 rehaber from my sign called and another 3 from my facebook post. LOL This is very exciting.

I use a Real Estate Contract of Sale. It's a 1 1/2 page contract that's easy to read and understand. It's almost similar to Dean's sample that you see in the Book or in this site. Blessings to All. LA
