Hey Guys,
Super exciting morning today. After an awesome night at a Metallica concert I woke up to a call from my agent. My offer was accepted. The cool part about this deal is that it went on the market last month. I wrote an offer the first day and it was rejected the same day by the bank. Decided to re-write it the next day and got another rejection.
Fast forward 30 days later. Their was a price reduction. I decided to resubmit for the same amount as my last offer. This time they countered. We played the back and fourth game and today it is mine for 55K!
This is a 4/2 single family with a 2 car garage. It was an REO with an appraised value of 85K. It needs paint and a new roof. I just signed and faxed the contracts to my agent and made some calls. Now I am just waiting to get the closing date. Once I have it I will get my team to start repairs so it can be rented out for a monthly cash flow after all expenses. Gosh I am just loving my life more than ever these days!!!
For all of you who may be frustrated right now. I have had a dry spell after having my team looking at many, many props over the last few months. This was the 9th offer I have writen in the last 4 months. It's such a numbers game so just keep going and thanks Dean and everyone on here who helps me out when I have a question or need a shot of positivity for the day!

Great job and congratulations. What type of properties are you looking at, are they REO's or FSBO's. I have made several offers on several properties but have yet to land one, so any help would be greatly appreciated.

Thanks again for all the kind words. This last property was an REO as well as 2 others. The first one was a duplex and a regular sale. I managed to still buy it below value so the re-fi worked out well. The second one was a triplex, the third a s/f as well as the 4th. Remember its a total numbers game. Keep submiting those offers on the ones that are solid and you will get one, then two and so on, and so on....Best of luck!!!!
