Deal #9 made 6k! Calitony

so another investor/wholesaler who sent me my 5th deal sent me another deal last mo in Sacramento a burned hm half of it w/burned the front was perfect and the back was charred and guttted.

He assigned it over to me for 100k he had it under contract for 90k and he added his 10k assignment fee & he tried again to get a non refundable deposit upfront and say that the contract was not assignable to anyone else but me of course.

I said no, I dont pay anything upfront "what if something goes wronng?" I said, and also told him "please take out the part of not being able to assign it bc I close these props in my buyers LLC and I am not sure yet which one we will be closingt them in bc I have several partners ok"

He said cool and sent me another assignment contract and took all that stuff out

You see we have a double standard-we should require of our buyers that they have to pay us upfront a non refundable wholesale fee & that the contract is not assignable but we dont do that

so purch price 100k reparis 100k ARV 382k great huh? yea except that we blew it all of us wholesaler, me & Darren Yosemite guy (who co wholesaled this with me using his buyer)

we didnt put down the earnest $100 I w/in Mex somewhat distracted w/spotty cell serv & internet & Darrens buyer didnt put it down or the wholesaler didnt so the seller turned out to be crazy and canceled the contract even tho the buyer w/closing the next day!

Unbelievable right! I know, well I got the sellers name n # and contacted her and we renegotiated & I put it under contract but for 140k! boy, it w/still a deal at that too but we werent getting 10k each at this point but something is better than nothing right.

So we wholesaled it for 17k more and me and Darren got 6k each and the wholesaler got 5k (since he blew the deal right:) He did actually make these outrageous promises like me and Darren were flying in to Sacramento to deposit the earnest money, he is new and I dont why he w/say that but oh well we did get paid and it is sweet!

I celebrated and went to baja for a few days sipping margratitas and met some new friends had the time of my life and ate some great food annd am heading back actually next weekend!

Keep at it folks & actually the seller tried to cancel & had sent a notice to perform that gave us 24 hrs to close on the prop after i had it under contract bc the seller w/taking an extra day to close OMG she w/crazy BUT WE GOT IT CLOSED & W/ YOSEMITE GUY-THANKS DARREN GOD BLESS AND KEEP AT IT FOLKS IF I CAN DO IT YOU CANN TOO! WORKING TOWARDS MY GOAL OF BEING OFF OF SOCIAL SEC BY THIS TIME NEXT YR & EVENTUALLY GETTING MY OPERATION IN 5 YRS THEY TELL ME & I WILL TOTALLY HAVE ALL MY VISION BACK I WILL BE ABLE TO SEE TOTALLY INCREDIBLE RIGHT! OH YEA
