I haven't been on the forum in a while, but I wanted to post my recent deal to share with everyone, especially any newbies who are knew to this site and need motivation or proof that this stuff works. I also wanted to thank Dean for continuing to bring us weekly wisdom videos...I actually had a few paragraphs typed up going into detail about my deal, but my computer shut down and when I rebooted, I had to retype it all over again, so here is the short version, since its almost midnight and I have to get up at 5am...
I was lucky to get a call from the seller since I only have about 2 bandit signs still up since I last put them out, about 2 months ago, and there are other "we buy houses" signs up in my city now, so the seller calling MY sign was lucky I guess. (my signs are the only ones that say "I buy houses, any condition", like how Dean teaches)...so the sller left a message saying he lived out of state, the house was vacant and needed minor work, and it was owned free & clear (best case scenario for us wholesalers right!!!) So I called him back immediately and made arrangements to see the house ASAP. Long story shorter, I ran my comps and subtracted rehab costs and came up with an offer, which was about 7 grand short of what i knew I could easily wholesale it for. I offered 30,000, he countered at 33,000 and I said I will do 32,000 and he said if I could close quickly, we had a deal. I told him I'd close in 10 days. I took my best buyer in there the next day, and he said he'd give me 37,000 and close ASAP, so I said deal. Contract was signed with the seller on May 29th, and we closed and I got my check for 5,000 on June 5th (closed in 7 days). This was my 4th deal and it was the easiest by far. I literally had about 2 hours of my time in this deal, and I made $5,000...All I can say is this stuff does in fact work. To any newbies out there, keep watching Deans videos, attend any webinars that he hosts, read his books (especially 30 days to real estate cash) and just take action, thats all I can say at this point, especially since I want to go to bed because I've had a long day, lol...thank you to all the POSITIVE people on this site, and to Dean and anyone else who makes this site what it is. It does feel good to finaly be back on DG.com and posting this, I will be on here more often and hopefully posting more deals soon. God Bless

This is so motivating! Congrats again.
I'm a newbie since 3-2013. No deal yet. Various reasons why, it's certainlyy not from lack of properties available. Thank you for sharing your experience.
