I had a pretty good December. I closed on about 2 million dollars worth of real estate. January is also looking pretty good. I have 2 closings next week and I locked up an additional 4 deals on Friday. One is an assignment of contract ($75,000 profit), one is a flip ($15,000 profit-90% chance I already have a buyer), one is a buy and hold (I already have a renter) and one is a potential flip, assignment, or buy and hold (I haven't decided yet). All this in addition to a flip I have closing on January 23rd ($20,000 profit) and 2 other rehabs that were finished last week-both of which are rentals-one already rented in 2 days for a $400 per month cashflow and $40,000 in equity. Plus I am still rehabing the "mansion" I am moving in to. I paid $164,500 for it. I am putting $25,000 into rehab and the current value is over $400,000. It is 5000 square feet, inground pool, separate pool house with bathroom and shower, wooded lot, 4 bathrooms, 4 bedrooms-it's the ultimate bachelor pad!
My point to all of this? I started a little over 3 years ago in real estate, living in a small apartment, with no money and no experiance and everyone around me telling me I would fail or telling me I would never make any money. I just kept going...no matter what happened...I feel like a warrior because I had a lot of battles along the way, some I lost and most I won...but I never gave up even when I probably should have. I had a dream of early retirement that I wanted so badly I could taste it.
I never saw all of this coming. I never saw the multi-million dollar real estate deals, I never saw millionaires calling me and asking me to partner with them, I never realized the potential of real estate. I never saw doing 50 deals in 3 years. I just had a dream that I chased every single day and success started to creep up on me. Go out there and get started, throw out the bow lines, and push away from the harbor. Your ship is safe in the harbor, but it wasn't made for the harbor. A good sailor is never made on calm seas-GET OUT ON THE WAVES!!!
You've got to find your obstacles and call them out! Unsheath the sword, and do battle with whatever it is that holds you back!
Not smart? I think you're the greatest! Your posts give me the drive I need to keep at it! Sometimes I feel like I'm beating my head against the wall, and like you said...I come here and get a renewed blast of "GO GET 'EM!!" just from reading about your sucess! I love to read about how EVERYONE is jumping in with both feet and making their dreams a reality. One day soon (I hope) I will be posting right along with the rest of the DG family about MY sucess! What condition are these properties in?? Your investors should really only need 50% of FMV if they are pretty rough.

The houses are fair to rough. Some of them only need cosmetics. But they will only buy at 50% because they say they have so many deals that they are already rehabbing and they themselfs can find good deals all day long...and they do.
So I really have to work hard to find a deal for a few of them. These are the consistant buyers I am talking about. They buy all the time and own a construction company. But are always calling me weekly to see what I have for them...but the price has to be 50% off appraised.

I am just starting, or planning to take actions after reading Dean's books and courses. No money at all, big debt on credit cards from remodeling the last REO house, can't get refinanced, new bills coming every week, just found only $7 left in my bank account!!! Feel at the every bottom of my life. It is so encouraging to read your post.
Just wonder if anyone can help with some questions I have in order to move forward with real estate investing:
1. It seems like assignment of contract is a good choice for my current situation, any better ideas?
2. I can't get pre-qualify letter because I don't have W2 to show enough income, I have small business which is not having any income yet, so I can't pay myself salary. Do I have to get hard-money loan to be able to get a offer accepted in the first place with seller? But heard I have to put in my own 40% first. If without my own money, how can I get my purchase agreement?

I took it that she got it wrong.....she should have wrote that she is having to find them at 65% below or 45K to sell to the investor for $50K making $5K.....I believe that is what she is saying.
