For those that worry about the bandit police: I got a call from a guy in taft that wants to sell his house..I ask him were he got my number so that I can compare. He told me it was from a sign at the end of the street (big yellow thing was his words). The house is a 1 bedroom 1 bath on land that he pays rent on (does not own the land). I will have to see the the land owner will sell since he has owned it for over 10 years. I can get the house for 10k or less and the land for 5k i will do it because there are two houses on this lot. He told me the other needs work and they use it for storage only. They should rent for 500 each in that area...Will be some work but worth it bar none...NOW GO GET SOME


Abundance rather than scarcity...

Hey, if you get ONE deal from your bandit signs, I say it's worth it!
You can afford to pay the fine! (Dean says: Write a check, no problem!)
Think in terms of abundance rather than scarcity.
Just do it.
Don't make excuses. Follow directions.
Be smart when & where you place your bandit signs.

PS. People block driveways at red lights...people do 'rolling STOP signs'...people speed over the Speed Limit. Some people do not wear seat belts. People text while they're driving. People pass on the right.. How many get caught?

Signs are illegal here but I'm sticking with them. Since other investors and/or the code compliance folks pick them up so fast I started nailing them to telephone poles.

Use the 4 pole rule. Go to you uyube and watch the video's with the use of a four foot stick and hammer stick. Use them to put them four foot up on the pole...They are not coming down...NOW GO GET SOME

Bandit signs are a great way to find Buyers and Seller's - don't underestimate the power of the bandit signs. Start with a few and then build to 25+. You'll be happy that you tried and love the rewards.

Bandit signs and Fines

Over the years I have always been interested to see if I could find someone that has really been charged a fine for a bandit sign. And up until today I have heard of one case in florida. There was a dean student that received a voice mail that said to come into the city to pay a fine.

Now the city didn't know who it is and they havn't paid any fine, but that is the only story I have ever heard of any investor actually being cited for it. Now it could have been an angry person that just said come into the city and pay a fine for a joke or prank?

Results: out of hundreds of investors I have talked with, only 1 possible citation. But I don't think it was legit.

So don't worry about it and just do it

Well not all

I do know of a story on here (young kid and his partner) that they got a call on their sign to buy a house or sell and wanted to meet at so and so address. They show up and it is the code enforcement office and some fire guy...They get a ticket and told that the next sign they see it will be $$$$ per day. I wrote back and told them to fight it because as a former law enforcement office this guy went way past his job. You can't tell someone you are calling for this and bait them to come...period... I don't know what happened but i know the CE was in the wrong and they would have won..NO GO GET SOME

to use the sign as bait, I think that is a good idea, I could see that happening. I've never heard of it happen before. It would be interesting to hear from someone first hand if they have paid a citation?

We should ask all the politicians that littered all of our streets with their signs, how much in fines did they pay?

I assume they may be exempt since it is for a political office? I don't know??

The morning AFTER the election.....I was out and about in the wee hours of the morning......stacking all of the election signs in my local polling places in neat little piles (to be thrown away)......and collecting the aluminum wire 'H' stakes for my own bandit sign usage........ended up with 107 of those sign stakes in about 50 minutes of effort.....at a buck a piece I paid myself $107!!

And actually I do know of a very very active REI Investor / Hard Money Lender here in the Houston Texas area who has been fined by Houston Code Enforcement. He has actually been fined a couple of times....appears in court as he is supposed to....and pays a reduced negotiated rate. That being said, he still puts the signs out on a weekly basis, as he swears by it for bringing him deals.

We even had Code Endorcement out to our local REI Group monthly meeting some time back, and the CE guy provided us copies of the ordinance and we had a good Q & A discussion of the fines, issues etc. I think we (the REI Group, one of the largest in the country btw) were a bit strapped for presentations at that time.....but he was there at our meeting!! I'm sure I still have his presentation laying around somewhere......

Personally I have not had a lot of luck with bandit signs. I have placed nearly 300 signs and had probably less than a dozen calls altogether (I am looking for motivated Sellers). I still have about 100 signs in my possession, but am re-thinking through how to use these to hopefully get a better response. I'm not down on the idea of using bandit signs....but I am certainly not doing something right in placing them. And I usually nail them to wooden telephone poles about 8 - 10 ft high with roofing tar-paper nails with a plastic washer attached.....these signs don't come down unless a hurricane takes them down (or someone makes a serious effort to take them down). I usually put them up on major thorough-fares in my target areas.....


Campaign (Bandit) Signs have regulations...

there are regulations for putting them up and taking them down, depending on each city/state; in most cities they have to be placed on private property, no more than 60 days prior to elections, and picked up within 10 days after elections.

A news reporter in my area actually broadcasted the nuisance of abandoned bandit signs after the elections, and suggested that if we saw them out there to call the candidate's office whose name was on the sign and ask them to pick them up... no mention of any fines for them though...

No signs are allowed on public property and state right of ways; however, city workers will not pick up signs on state property.

Dead deal

I'm doing a follow up here. The message was about bandits and what happened to me....The land owner (not the person selling the house) doesn't want to sell the land so the deal is dead as far as i am concerned. Never buy just the house or you will be stuck..NOW GO GET SOME
