Friday I went "Driving for Dollars" in my area and was surprised how easy (and fun) it was to find unlisted/vacant homes. I have 5 to bird dog and have posted the following on Craigslist and the local real estate investors Facebook page(I had to remove my email from this posting per site guidelines - but you can message me):
"I have recently found 5 unlisted, vacant properties in the Vista area that I would like to bird dog to another investor. I have home stats, comps, picture, and some contact information. Please email me at xxxxxxxxxxxxxxxxxxxx@**** with your contact information, bird dog compensation for SFH's in the $250k - $350k range."
Imagine the response I will get from buyers!
I like to invest in other states; where the investment costs are more suitable to my means (currently) and bird dog or wholesale locally. Initially, I only wanted to wholesale. But I realized that my delays weren't serving anyone. So going to try this approach for a while and see if it pays off. Finding them was the easy part but I do the comps to find the ARV and get the contact information from software I pay for.
Is anyone else having success with bird dogging?

I did an internet search and found few websites for getting the home owner contacts by inputting the address. But since each of them require membership even before searching a sample, I was hesitant to sign up for any of them. If you are using the software for searching the home owner contact that had been giving you reliable names and contacts, I would like to know the software to buy. Could you please let me know.
