Its time to start are journal because we are now on the path and the right road to finally be SET FOR LIFE
We will be updating once a week from now on.So come and join are journey...Hi. Its Bob and Sandy from Topaz Solutions Inc. We have been members of the success academy for the last 15 months and because of my own fault haven't made a deal yet. I'll save that for another time, but that is all about to change. We are now members of the SFL program and are on our way to finally changing our life and be set for life. I just finished watching the Edge 10 videos for the second time and have everything I need to look back on referenced to the disk # and the hour and minutes so when I need it I know where to go. I want to personally thank Greg, Joe & Stacy, Carol,Rina,and Matt. Thank you all so much for sharing everything you did, on how you all made it work for you's. It did just what Dean said it would. It re-lite the fire in me and nothing is going to stop me now. For the last 4 weeks I have made my list of goals and have completed every one of them, if not on time then I did the next day along with that days goals. We have a great agent using Matt's method's. She has hooked us up with a good attorney, accountant, rehab people, bank that has no seasoning, and credit repair people. Is that cool or what???. Our flyers are out and bandit signs are out, people are passing out our business cards and I'm making our videos next week to put on traffic geyser and post on Craigs list and we joined a REIC this week. Were going to 3 auctions on saterday to get more buyers on our list. This is really going to happen for us and Sandy can't wait cause she is sick of hearing about it but she does have faith in me and in real estate. But most of all I want to thank you Dean Graziosi for being the best of the best at what you do and that is to give us the education, the wisdom and knowledge and the motivation to get us out there and take action. We can not wait to meet you in person cause we will be one your greatest success stories and I can wait to share it. Bless you all and thank you from the bottom of our hearts!!!!
PS we live in buffalo NY and would love to network and market with anyone in the area or any other DG members that would like to make some deals happen we are finding some awesome deals we need more buyers and we are working on that as we speak..

sounds like you are going full throttle-good for you!
I think that the journal writing helps you accomplish your goals because when you write something for everyone to read, it makes you more determined to take action.

Yes i think it does help in accomplishing our goals and should hold us more accountable to full fill them.
nothing is going to stop us this time . like matt and dean say look at why certain things did not happen during the week and make the proper adjustments to make them happen.

WELL it has been a very busy week to say the least,but very productive i think. I don't really know how to measure it.Learned a few good lessons, things not to do.
Went to a seminar by the guy who did the T.V.show flip this house ranamdo something, my only reason was to find more buyers but that didn't happen i knew more than most people there because i am in deans academy and the SFL system,it was just a huge sales pitch and i can see why people, with out this site would go for it i wish them all luck.I did figure out how to get the mailing addresses from the SFL buyers list took a few days to perfect it but i did it mailed them out on 10-7-10 and had 3 get back to me and they are on my list real power buyers and that's a big relief.If anyone is still having troble with this ask me and i will tell you how i did it. Through my agent and the help of one of the academy coaches Diana great lady and person i was about to set up a assignment of contract that i thought i had a buyer for? seemed like a great deal but when your buyer is a agent himself and has all the MSL listings he knew of the property and wasn't interested.That was my bad because i didn't find the deal with my bandit signs or fliers just from the MLS i just got a little impatient and just wanted the first deal soooo bad.But i took it in stride and will not do that again!! called that buyer the next day a said you know im new at this and i will make mistakes but i need to know what i did wrong was it the house or the price he said it was the price so will make much lower offers in the future. Posting ghost adds on CL and mailing to the SFL buyers has got me a total of 10 buyers and rent to own on the list witch is awesome.Now i need to find some sellers with great deals so i can turn them over to my buyers,I am analyzing and making adjustments and working on the things that need more work as Matt Larson says we should do.There is a lot of work to do, to make this work but it will be so worth it getting started as in anything is the hardest part but im almost to the point were all that is left is to match the buyers rent to own with the sellers. This week i will just work on my videos to put on traffic geyser i feel that will be the part that really drives the deals to me i sure hope so and if it doesn't ill keep working on figuring out how to tweak what is in place to make it better.I will not ever stop trying what ever it takes to succeed because i want my family to be SET FOR LIFE and we will...Well there was more but that's the heart of it.

As i see it, there are no more excuses so ill just start making the money!!

We thought we found the gem in an agent but as the weeks have gone by its not the case.
she works for William Keller has only worked with investors for 8 years so i thought she was going to be the one, the next (star).But as time went on i noticed she was trying to tell me how to run my business and wasnt realy listening to me.
She did know about real estate that's for sure,but the little things i would ask for she seemed to brush off,example I said i need a list of property's that have been on the market for the last 120+ days and a list of all cash buyers in the last 90 days,I didn't get ether for a week, when i asked if she had done this she said she forgot, honest mistake? that was the first two things i had asked for. But during that week she kept sending me tons of propertys on the MLS i mean tons.So during this time a told her we need to talk.I told her i have a lot of knowledge,due to being in dean's academy and the SFL program And that i know how i want to run my business. I Need you to get the list of buyers and the 120+ days on the MLS list,i was not rude just asking for what i asked for in the beginning.She said she would narrow the list down i thought OK. I was still getting a ton of stuff that everybody else had access to no help to me and still didn't get the buyer's list..Then through a bandit sign i revived a call from a seller in a great area and asked her to look at it for me she called and said it was a good property that needed about 30k in rehab.I looked on total view did some calculation's based her input and told her to offer 100k. I was a little nerve's so i did a no no but told the buyer the address before i locked it up he told me it needed a lot more work than she said it did water pipes, furnace roof on top of what she said and he had already looked at it and offered 85k just three weeks before was not excepted, and he found it on the MLS. I Don't know why she didn't know this before hand.I told her i talked the buyer to find out what went wrong and told her that she way under estimated the repairs and she didn't like that.Well the way i look at it, is i need to find good deals no great deals and like Matt says you run the business don't let the business run you. I need a Realtor to scope out the deals I find and to give me the right feedback. I don't have the time to do all that. I will not sent them out on anything unless it makes sense they have to be my eyes and if they do there job right we should make the deal happen..
Are we being to picky???

Could some of you with experience please give us some feedback .
We have invested every penny we have and know this will work.Just want to know if were on the right page.

She are agent sent the list of expired MLS

and she will be sending out 50% offers on all prperty's that have been on the list for 120+ days that is owesome.It took some talking to get her to agree but the bottom line was, do you want to start making soom serious money and she said yes i do.Thing are pogressing foreward, we also have cotact with an investor.We have two property's were woking on right know,from this investor that is starting to sell her potfolio,she has been doing it for i long time and wants to leave the state and retire completely.
We are prying this works out,She is willing to owner finance,We haven't talked terms yet but i did say i was looking for no money down to get started and she didn't say no.SOOOOOOO we are supposed to meet her this weekend and look at two of her 2-unit prperty's.One is a 3/3 fully rented and a sec-8 needs no work asking 28k the taxes are 1k a year in a good area,the rents total 850 a month thats some good pos.cash flow.the other is a 2/2 fully rented 1k taxes a year same area about 2k to make it perfect, asking 22k with 800 month rent.These would be a great investment with great pos.cash flow.We will post the out come on monday.If we get these deals to work it could lead to more with her in the future.We are keeping our figers crossed.If we had money this would be a no brainer!!
