OK Everyone I have read the books i have set up a couple of the free web sites. Now for a little background. I am in a financial hole due to the fact my primary business took a big hit following the recession which recently ocurred. I went into un-told credit card debt, over 75K just trying to keep my home and business afloat. I have endured numerous sleepless nights ashamed and disgusted in my situation. I have not told any one of my situation as I am trying to dig myself out of this mess. I need a new start. I need to develop skills and a new mindset and most of all I need my life back. I am luckier then most in that I have the ability to earn but it does not cover my expenses. My retirement savings is shot and my hope for a better retirement seem to be a distant dream. I need, no I want a better life. I am a caring individual who volunteers his time to help others. I understand fully I am the one responsible for the mess I am in and I am the only one who can lift me out of the abyss. I need help in starting out. What is the very first step, I read it was getting a buyers list together, OK then what? I do not have the capital to join the success academy, I guess this forum is my success academy. I need guidance and direction. If you can offer any advice then please do. Was anyone else ever in this big of mess.
I feel your pain and understand the situation. I started over at 50 and spent ever penny and some to join the success academy. My wife was not to happy. If you read my journal it will go into more detail of what i went though. And I might could have made it without the success academy, But in no way would I have done 30 deals in a year with 0 down and just filed bk. And I am pretty sure they have payment plans to'

try to remember, you are not the only one in this situation. there are many of us facing something similar to some degree. you have the books, so i would start right there. i highly suggest the Success Academy, but if you can't do that right now, then use those books as your mentor and post here. i am a big proponent of keeping a journal on this website to make yourself accountable, make good REI friends and get help. Dean's books are as good as any $1000 course i have bought, and believe me, i've bought plenty. read those, study them, highlight them, use post-it notes in them and put a plan together and work that plan. you have to use what you have and you have plenty with those books, this website and your determination to change your life. YOU CAN DO IT!!!

Where are you located??? Thats the first thinfg to let us know because we have people from basically every state on here and i'm sure there is someone or plural who can have a more hands on helping of you and your situation
The vast majority on here believe that you should get a buyers list first, I believe in getting a deal first to get the buyers. I say do both at the same time.
You have options on here; use them to the best of your abilities.

50 something .........me to......anyway, just got started , read 3 books , I plan to start with IEE, assignments and lease opt. I down loaded contracts to use , have a phone message system in place , made up bandit signs (buyer & seller) ,at freeway ramps SUPERMARKETS stop signs etc...flyers made up.....put ads in the paper . above are no money downs......your name and and/or assigns on everything.......talk to a r.e. attorny about handling all your closings......im sure they can help through the first one....in the same boat.
Thank you all for your words of encouragement it was truly uplifting to know I am not alone. I will succeed at this endevour. To bring everyone up to date, yesterday I posted an ad on craigslist hoping to begin to build my buyers list. This was a new experience 1st time I ever posted to CL. I registered a new web address to showcase some of the homes I hope to have on the market for assignment of contract. I downloaded all the contracts, forms etc. Now comes the hard part; did I leave anything out, did I not proceed in the correct manner, and more importantly I am posting this response to the right area? Hope tyo hear from all of you soon and once again thank you for your responses it made my day definitely better.

My twin from NYC is giving you some great advice Tony. Hell, I am 59 years old and have a partner who is young enough to be my son. What does this have to do with your situation you ask. This is a great business to be in and this site is the best REI site around. So many good things can happen it you help to make it happen.
Here is a suggestion. Try joining a real estate investors club. This move is priceless for you to jump start your career in investing. You will meet other investors just like yourself. Some have big $$$ and some have no money. the point is you get to network and ask questions, plus make valuable contacts for yourself.
As always, stay on this site, ask questions and learn. It will happen if you work it. good luck...Jan
Tony, I'm turning 55, been a RE investor full time for 10 yrs & I can't do half of what I could do at 30, but that can be a good thing...it gives you the drive to work smarter, not harder. Don't worry about your debt either, right now...focus on the bird-dog/assignment techniques so as to make some money fast, even if it's just to keep you afloat & get some experience on doing deals. Then work your way up.
Remember you can get "fat on skinny deals", even 1K to 1.5K for each assignment fee can add up quickly. Find some killer deals thru bandit signs, flyers, advert, probates, etc. & then go to that buyers list you're building &
put the people together & make it happen. Good Luck. Gary/Jill

Thank you one and all for your words of encouragement. OK been at this about 1 week. Reviewed the COA web sites was wondering if these are really that necessary this early in the game or are these something you add at a later date. I am getting some bandit signs made up, I have gotten an "800" number and set up Deans free web site. Not much luck with Craigs list as the responses I have gotten have ranged from people trying to sell me something to individuals were I have no idea what they want. Is this usual and if so how do I get around this. In response to questions I am from Central New Jersey. I have joined my local RE Club (GSREIA), see, to offer a great deal in regards to education my 1st meeting is at the end of the month. Will keep everone informed and wish all of you only the best and much wealth and prosperity.
OK I am building my buyers list will be putting out ads on craiglist and all other on-line sites. I have created a buyer information form and broke these down into different buyers and buyer types. I am moving forward daily although at times I still get down but it is getting better daily as I put more effort into the new business. Will keep everone informed. Thanks again for the encouragement.
It has to be. I have a lot to make up from the 2008 housing crisis as that was a hell of a downhill ride.
