This is another example of Matt has said as one of his most successful tips... find properties that seem like they might be overpriced for the market. They don't have the same competition and often might not even have had an offer, making even really low offers seem like "better than nothing" and lead to great deals.

I can only guess something like this played out, because it does so often...

They had it at 39k, probably 5-10k over the max anyone would pay, so no one bit on it since there is so much supply they can just move on to one listed more in line with the market.

You offer 21k, they needed to get rid of it and had no offers or none recently so said "let's just get rid of it", you market it around 24-30k which is in line with the FMV for the area, call roll in since you priced in, and you sell it!

I could be wrong, but we see it happen so often and this was one of the tips Matt shared at E.D.G.E if I remember correctly (and probably on the site too) that I have seen prove true for many people, even if they weren't looking at it that way while working the deal.

After reading DG book, I am inspired that people that are written in his book are here as well. I am also in the process of getting my first Wholesale deal. I couldn't afford the Academy. T I do want to be involved very much when I make my first deal. I have set a goal within 2 weeks I will close and have at least $5,000-$10,000 in my pocket with our Lord Jesus help. I am working with 2 Fantastic Realtors. I am not using any of my money at all. I am using the calculations that Dean provide us with. I am so proud of you Jbtoggs. I know I will be success story as well. I have many mentors here and I am so blessed too. I want to thank all of you with all your forums and great advices. Anita Wilson has been fantastic. I am talking with sellers and buyers. I am working with a seller and she is a buyer too. I would like to bless all of you with many successes and the Lord is great all the time. hey justin thanks for your support also i am sure you are on your way to success as you take action!!thanks to dean and this site we are on OUR way to the top!! as for the profit i bought at 21500 sold at 38000 yes 38000 ON LAND CONTRACT with a 2006 astro manufactured home MINT as down payment. AND a empty building lot next door that i seperated to sell. actually just listed TODAY at 11000 with a potential buyer. i listed it for 3 days only because realtor has some one interested for sure so i told him list for 3 daysONLY if sure they want it so 3 days will tell what happens!!!i know it sounds crazy but when you start taking major action THINGS,LUCK PREPAREDNESS starts happening as i am experiencing!!! and YOU WILL TOO!! THIS IS GREAT STUFF!!AS FOR THE ACADEMY it has been great and yes I think it is well worth it for me because I AM GOING TO DO 5 DEALS in 1 year or sooner[i think sooner] and will recieve my total academy $$$ refunded as dean promised for taking massive action !!!if all goes as planned so thanks again for your support and steve,justin and all that have responded i am sure i will learn from you all as well ask any question you may have and hopefully i can help myou as well!!
