BANDIT SIGNS WORKS LIKE MAGIC

Congrats on getting your signs out !! Most def do work like magic!!
When you get next call and respond with this one is SOLD be prepared to have a response like holy cow I travel this rd every day and you JUST put out that sign ..... Did it sell in one day????? Then you can say " sorry I ordered my signs a while back and JUST got them out !!! Sometimes they sell so quickly because they are such a great deal !! Also I have had prospects back out of a deal because of financial hardships so my signs will be out until the closings are complete!! I make multiple offers Dailey and acquire properties regularly , can I take your name and number? Email and what are you looking for specifically? If I don't have what you need now I WILL FIND IT !!

I had business cards made up like mini bandit signs for sellers that I can leave in various places of travel. Hey, I thought it was thinking outside the box.

I put up about 20-25 bandit signs in my city on busy intersections and get response every time, never fails. Put more signs up and keep them going constantly.

Thanks Jay for the reply technique you thought me how to use. I have started using it and it worked. I added six potential buyers to my list 6 potential CASH BUYERS to my list after putting up the bandit signs up yesterday. Lol It really feel so good so you get those calls from bandit signs (Sometimes I feel like I'm going crazy). My plan is to focus this bandit signs at one area one after a time you know.

When these callers call me I ask them where they got my number from and they all got it from the same area when I posted my bandit sign (for buyers).

Thanks. I used what you said like " I HAVE A KNACK OF FINDING PROPERTIES AND THEY GO FAST" when I called a lady who texted me yesterday.

THIS IS THE STORY: I got a text yesterday evening "YOU NEVER GAVE ME NOTHING" from a number I wasnt familiar with.
I knew it was one of my cash buyers who I probably forgot to save their info after our first initial conversation (learnt my lesson).
She was like: I need you to find me homes to look to buy and she has 3 weeks left and I texted her back and was like sometimes propeties which I acquire sell quickly because they are such a great deal. Then she replied back to me and was like she has talked to so many realtors and it was all a was of time and what do I mean if I dont have it I will find it. I texted her back and was like sorry to hear that I understand your situation, can you tell me what you are looking for specifically? If I dont have they property you need now I will GO OUT THERE AND FIND IT FOR YOU

I followed up with her today and called her up and she asked me if I was a realtor and I said no. I told her I'm an investor (I buy, fix, and sell properties) that I acquire properties regularly and I HAVE A KNACK WAY OF FINDING DEALS NOBODY ELSE COULD FIND NOW and then she was like how lol Then I was like I use bandit signs to buy properties from desperate sellers.

END OF STORY: I got down what exactly she was looking for and screened her using the 3 rules a) non asignable b) non refundable deposit 3)no Inspection and she passed the test lol. She got three weeks in miami before going back to Boston. GONNA FIND WHAT SHE WANTS:)

I appreciate your idea. My plan later to day is to retrieve some of my seller bandit signs and write them up as my buyers bandit sign then placed in the same area I have been getting those calls from my buyers. I gotta focus on one area one after a time.

Sounds like you are working it

I would suggest that you don't reveal yours secrets (aka bandit signs) for finding your great deals.

You can just say, "I have several special marketing techniques that I use to find these deals."

Keep going, you're doing great!

yeah for sure as Julie says DONT give away your unique KNACK for finding these deals !!!! you are doing it man !!! keep the momentum moving in that forward direction !!remember to stay in touch and RETURN evry phone call promptly as possible because over 3/4 of most people DO NOT get back to others )) that is another thing that will set you apart !

yup thats definitely thinking out of the box. I ordered 500 business cards for my sellers last weekend which says:
I BUY HOUSES
ANY CONDITION
XXX-XXX-XXX (google #)

I distribute them out in stores and anybody I come across, thrift stores, food stores, public bus etc...
