Hard Money Lender needed for purchase.

My credit isn't that great, nor do I have alot to put down on a home. I came across a great deal that I would like to keep for myself, but need some help with funding. I am willing to pay a higher interest rate, with the hopes of being able to purchase the home myself in about 6 months. The home is located in Indiana. Any suggestions??

Hard Money required

Hello Nathan , Ive seen you talk of hard money on edge 2010 dvd's . I've been makinmg offers on properties for three months now , but have found that I need proof of funds letter to make an offer on a foreclosure . I have realtors sending me alot of these deals , but I guess I'll need a hard money guy and proof of funds ?? Any suggestions? Also thinking of working with you or someone from DG's RESA.I think training will get me "there" faster. Larry G.

Proof of funds is easy to obtain. I use a couple of websites for the proof of funds:

www.insiderscash.com
The proof of funds are free. Keep in mind that if you use the proof of funds it does not mean you are tied in with that lender. There are occasions where you may not need the financing and may use someone else's financing.

I'm looking at investing in florida, I've been talking to a real estate agent in daytona beach and she sends me listings of bank owned properties, I want to look for hard money lenders to purchase some of these properties. I am assumming that you need a deal under contract to present to a hard money lender is this correct? so I told my real estate agent that I wanted to start making offers on properties,she told me that I can't make any offers on properties unless the bank knows where the money is coming from because they don't want to waste their time filling out contracts if they don't know if you can get the money, is this true? I thought I could make offer's on properties putting contingent on finding financing.

Hi, Guy's , so your saying to use the proof of funds letter to make an offer, and if the bank accepts my offer then I would try to locate financing, what contingency would I put in the offer if I couldn't find financing, or would i use this method to wholesale properties? I was thinking of buying and holding, until the market recovers.

I contacted a hard money lender in Fort Lauderdale Florida, and they wanted 20%-30% down! I thought the whole idea of hard money was they lend on the asset, so actually their no different than a bank, maybe not all private lenders are this way, but this one was, kinda dissapointing.

As stated in this forum they do exist that way. You hit one that was basically a private public bank that is more traditional and more costly. From my reading they vary from what you ran into with additional fees to 100% with the fees but those are scarce .

The POF letter from CF is just to get you in the door. If you live in an area that CF was over used that will not work for you. You do need to have a plan. I used the POF from CF just to get my cash offer accepted. I knew I had a way to get the cash from another sorce. Plus the area I had made the offer on the house useing CF was a small town and it worked just fine. Not everyone buys in a big city.

You must have a plan in place before you make offers.

You want to buy and hold. Do you have the credit or cash to go that route.

If you want to wholesale do you have buyers lined up to buy the property in less than 30 days.
