I am a newbee in DG family. I am totally excited to start after 3 day buyind submit and 3 day classed.

I am trying to do wholesaling deal in michigan. I have never done any wholesaling and I live in AZ. Which state contract should I use to tie up the deal? Anybody know a good inspector or property manager in detroit MI?

Any suggestion will be greatly appreciated.

The sun is shining today and it is going to be beautiful. A true gift from God. My gas tank was sitting on empty and I managed to get to the grocery store to get a produce box of castoffs that I can feed to my parrots. It is a huge box for $1.39 and is another true gift from above. I do not know people personally at the church I have been attending which is accross the street from the grocery store, but I did know the name of one guy that I thought I could ask for help. I bit the bullet so to speak and explained that without fuel I may not make it home and will not have any more income until I go to work on this coming tuesday. My request was "may I borrow $10.00 and pay you back next Sunday". Mark quickly pulled out his wallet and said "I don't know if I have it" and then he pulled a $20.00 and gave it to me. I told him thank you so much and you will be blessed. I promise to give it back next Sunday. It is not easy for me to ask for anything of other people and I have needed to be self sufficient thru out my life. "Ask and ye shall receive, Seek and ye shall find, Knock and the door will be opened". All of that was positive and taking steps to move forward and overcome obstacles.

I have never been so broke and at the same time had so much to be grateful for. I have so much when some have so little. My task and focus is to acheive financial balance, maintain the balance and move forward with building other streams of income with REI being the primary. My "why" of REI is a list of future accomplishments and the mission is that in helping others I help myself and create my legacy. I will overcome the obstacles and strive to be an example for others.

I choose what to allow into my thinking and anything that does not aid me or lead to my future accomplishments must be eliminated. Not having anyone in my life personaly to support and encourage and hold me accountable is an obstacle but at the same time it has been a blessing because it makes me stronger. I thank God for technology because another gift from God to me was seeing that little Italian man so full of enthusiasm on tv talking about his think a little different program. My mentor at a distance along with so many others on DG.com.

I must be willing and I must ignite passion in me and act with enthusiasm. I must start living and not just exist. (Don't get me wrong because I am happy.)I must come out of my comfort zone and do new things. Not only will I think a little different but I will live and act a little different. For "how do you eat an elephant?" - "one bite at a time my friend, one bite at a time".

"Life is full of endless opportunities". That is my favorite thing to say because its true. We can do anything we want to do if we just set our mind to it and are mindful. I have been led to this point in time for a reason and the Master is not finished with this piece of work yet. There I go getting deep again. So I will stop for now. Think good thoughts and take big action.

So, "what is stopping me"? "Am I afraid"? "What am I afraid of"? -- I can do REI and I will do REI. Frustration and anxiety be gone.

Sometimes I get started and don't know when to stop. I must believe that I have something to offer and give back or else my life would be a waste. We are each one of us unique and individually we will each get thru this life in our own way. I know we all have different gifts, talents, tools etc to work with. Simply put, we each have our own unique reality to work with. As for me, myself, and I - well I think I make it more difficult than it really is and I can not allow getting down on myself. Best thing to do is plan and streamline.

Carol, I just don't know how you managed from home to do what you have done. You are truly amazing. Seven kids and numerous obstacles. Just amazing. You are definitely good with technology using fax and e-mail and building the web-sites for wholesaling. Your mind works really well when it comes to figuring things out. I can see that you came up from early in life with certain skill sets mentally that helped you to come thru a lot of stuff and I am happy for you in your success and accomplishments.

I remember you making that statement at the EDGE event on stage and the comment from Joe really stuck with you. That is great! I will be happy to get my first deal here very soon. It is a must. I do not need to get rich fast but I know for certain that life is a lot easier and more fun with money than without. Just to be able to go shopping for a new dress, hat or handbag and shoes - Oh my! It will happen.

You can do it! Even if pulling the trigger is something as simple as building your buyers list or searching for properties. Then move up to making an offer and signing a contract. We all start out with bee bee guns and them move up to machine guns...lol

Hi Carol, Thanks, sometimes you are like the patron saint of the DG world. I try to stay positive by taking small steady steps everyday. I emailed to several renters on craigslist this morning, in order to offer them future wholeslae deals. I actually got a call from a savy investor who laid out his criteria and is ready to deal when I come through. So, I think the moral of the story is continue to do something, anything, everyday that will move the ball down the field....even if you only move an inch. Best Regards, Carl

Thank you for encouraging others to respond to your post. I have had everything from my bandit signs being stolen to mailings marketing buyers come back because of a wrong address. After two years (!) I still do not have any buyers, lenders, a bank or re agent on my team. I can not seem to find the right people BUT I am not giving up even though I am extremely frustrated by the people around me who are not very supportive. This is the most difficult thing I have ever tried to get started BUT I am still putting one foot in front of the other.

I will Build my Buyers List because it IS Easy to do. I will build my sellers list too because that is so simple to do. I will push myself to achieve my why by building one of the greatest power teams around, but most of all I will succeed by helping others get everything the want just as Dean and you Carol have helped us get out of our ruts!!

I've put out bandit signs, and I have gotten about 50 calls, but of course I don't have the 3bed/2bath, what do I say to these people, it's hard to call them back, when I don't know what to say to them,

i will succeed in r.e.i.
i will be financially free
i will be free indeed

Tell them that particular house has already been sold, but you are constantly restocking your inventory,or ask them exactly what they are looking for in a home. Then go find what they are looking for and get it under contract and call them to get them to look at the property you just got under contract. If nothing else happens, you have at least built your buyers list and they may buy later.
The bigger the buyer list, the more options you have as you go along.

Everyone here on DG needs to believe in them self! You may not have people around you in your personal life supporting or encouraging you in your new REI goals. This is when you MUST encourage yourself and keep pressing forward!

So I know banks don't like assignments when you sign your name then "and / assigns" on the purchase agreement but do banks not accept double closings?

Hey Carol You are right about thinking positive. I've been trying to get me first deal since I purchase the RBBP in Aug. I know it's called the 30day quick cash formula, but it's been 2 months and I've been doing everything I'm suppose to do as said in the RBBP. I cought my self turning away from my RE careea because I didnt see success in 30 days. But just last week, I sat down and thought to my self, If I dont make this work what else I have to get me out the situation that I'm in, nothing. I want this badly and I wont stop until I succeed!!!
So with that being said Positive thinking from now on!!!
I can do this!!!!!

There are times when I also felt like throwing in the towel ... YES ME As hard as it is to believe not everything goes my way...lol

But each time I wanted to give up I would think of my children and jumped back in even harder!! There is NO way I am EVER going back to where I was!

SUCCESS IS NOT AN OPTION IT'S A WAY OF LIFE AND I AM IN FOR THE LONG HAUL!
