I must say growing up in the ghetto and struggling to put food on the table is what my life has been for the past 40 years. Now thanks to Dean I am have a ball!!
I will admit that it was rough getting my feet wet in this world we call Real Estate Investing. But now I am riding the waves and having a blast!
When I first bought Dean's book last year I was skeptical at first. my husband and I spent the last $30 we had and ordered the book after seeing Dean on TV. He had inspired us and motivated us to break free from the bondage of "BROKE".
I am currently wholesaling a property a month and bringing in more than I ever thought possible.I have not taken the step to buying properties myself yet. Even though I have come across a few that I have considered. I enjoy wholesaling (assigning) properties to end buyers. There are no strings attached and I am making a great profit.
My kids are so excited they get to go school shopping in the mall this year! That is something they have never been able to do. NOW THAT"S A STEP UP!! Thanks Dean!

I have subscribed to various lead sites as Dean recommends in his new book "Profit from Real Estate Right Now". for a small fee each month I have for sale by owner leads sent to my email every day. I just take action on them and call.

How wonderful that your kids got to see how you and your husband have gone from having no money to having money for what you need as well as want like taking them to the mall to go school shopping (the emost important shopping trip of the year!). Now no one can tell them that they can't accomplish anything they put their minds to, they've seen you do it. Great story, thanks.

I actually lost my own home to foreclosure due to a rather messy divorce a handful of years ago. Since then I have remarried and have 3 boys and we struggle virtually every day to make it. Dean's book has shown me a glimmer of hope and you have inspired me to keep trudging along. Internet Marketing is key and free!!! you don't need to spend money marketing if you own a computer. My suggestion would be to go to my blog http://www.realwholesaling.blogspot.com when you can. I have posted 20 FREE classified websites that you can use to market yourself. They are free and many of them reach thousands of people a day. Also join social media groups like facebook, twitter, linkedin etc... you will be surprised how many buyers you can find by utilizing those sites. Great way to advertise your properties as well!

I am not sure I understand this question. As a wholesaler I am ALWAYS bird dogging. Looking for properties is my nature at this point. I can spot a vacant property a mile away without even trying! lol

Two questions for you...Did you have 2 different types of business cards made up with a separate phone number (one for buyers and one for sellers?) How did you come across as experienced in the beginning? I'm afraid that the investors will be able to tell how "green" I am, and not want to work with me.

I found that being honest with Investors worked best for me. Sometimes being "green" works in your favor because Investors (the ones I came across) enjoyed being able to help me get started. Don't try to be something your not cause believe me a seasoned investor will be able to read you from the start. I was upfront and honest with my investors and now they have taken me under their wing and insist that I call them first when I have a property.
One thing I have learned is that sometimes you just have to do it afraid! That's what will make you successful.Many people do not make it in this business because they allowed fear to stop them. Fear can always be overcome with DETERMINATION!
Don't come off as being something your not, trust me I tried it both ways and I still pretend to be green !

I want nothing more than to inspire others to be successful at this.My heart breaks for those who have no way out of their situation. But EVERYONE on this site has a way out, an open door. I want to stand on the other side and say come on through, I did and it's real.
I am not gonna say that It was not tough. It was hard as heck to get started. There were times I wanted to quit and say I could not do this. But my 7 children needed me to do this and I am soooooo glad that I did. I am not wealthy yet by any means. But, I am finally able to do things that I could never do before.

Hello Carol,
Your comment about having to "do it scared" zoned in on what I'm having to push through. I am trying to get my first assignment deal together and plan on having my seller sign our contract Monday. My question to you is this: When assigning properties, do you market only to cash investors? Is this the only way an assignment can go through without a hitch? I'm so afraid of being blind-sided at the closing table.
I guess I'm just going to have to "do it scared...." I'm having to distinguish between what is me studying and preparing and what is really my stalling out of fear. (Reality check here)
I'm close to getting this ball rolling...I just need advise on avoiding the pitfalls. Is not having a cash buyer gonna be a huge issue with assigments? I was talking to one of the coaches on the advisor line and the issue of having a financed buyer become a red flag made my heart sink. What has been your experience with this?
By the way, your blog is awesome. How does one set up something like that? It's great.So professional. I'm NOT very computer literate so it's very intimidating to me thinking I need to have something like that to be successful. Once I get my properties going (I'm close to having a contract on a second one) how can I get the most mileage out of my meager computer skills?

You need to look around for title companies that will do assignments. There are not many. Assignments usually require a cash buyer unless you find a title company that will do one with an end buyer. Check with your local investors club.
Also there are many other ways to complete a deal without having to do an assignment. You can do a double closing, Instant Equity Exchange etc... I don't like to recommend other books besides Dean's (don't want him to think I am cheating on him.) but a great book that discusses various ways to close a deal is "We buy houses sometimes" By Michele A. Gorman. She has become a good friend and mentor to me and she is very informative when it comes to wholesaling.
