Hey everyone. I just got my first house today and I have to give a lot of credit to Deans new book. Over the past four weeks I have put in over 200 offers on homes all at least 35% below value. The detail in the book was just awesome and Matt Larson's information has really made a huge impact on what I'm doing. Now I know that my 200/1 ratio is not the same as Matt's 25/1 but I will get there. I got my first house at about 45% of its ARV, and am looking to put about 12,000 into and refi it in about 14-21 days. The reason I am so excited is I have been trying to get my real estate dreams going for about a year and a half, and it seems that Deans book was just what the Doctor ordered for me. Matt has been a huge inspiration to me and all the phone calls and lunch's have been invaluable and I owe him a lot for this break through in me and my families life. Thanks Dean for the website, I really can't say enough about all the info on here and what an inspiration its been to me. Its been really tough the past 3 and half years. My family has been on the brink of bankruptcy. But today is a new start to a great future and financial freedom.

Wow - that is really awesome! 200 offers! I just made my first offer yesterday.

I guess I better get going on some more.

So Eric, how many offers did you have going at once? Were you nervous they would all get accepted?

Did you have to put a down payment? Any good advice for financing?

I bought my first house last aug. 2008 and I went to refinance and get some cash , but in ohio they said that it had to be seasoned for six months before I could refinance since it was a investment property .Hope you have better luck than I did .

I am placing 25 offers at a time with a date that the offer expires (usually 5-7 business days. The reason for the expiration is it pushes motivated buyers to make a decision and it also helps you in that if no offers are accepted you can move on and make a whole new set of offers without being worried that your last offers might get accepted and becoming overwhelmed. Your realtor can help you with this. Don't worry about to many being accepted. Your making very low offers so the chances of getting say 10 out of 25 are accepted are slim. If you do get that many accepted you are probably leaving money on the table. Again I'm no Matt, I am very new at this so this is all based off my limited experience. We have got creative with our financing. We are using a IRA to pay cash for our houses. The rules of an IRA are that you can withdraw your money and use it as long as its back in the account within 60 days. You can then proceed to withdraw it again the next day and do the same thing all over again. This is not a self directed IRA either. I will post after the refi and tell how well it goes. My position is I'm desperate to be rich. I don't want to spend the rest of my life working for someone else. I want to be free to do what I want to do and give my kids generational money. That's why I'm so grateful to Matt because he has been one of my biggest supporters, and I'm so glad I have kept pushing. Whenever things have been the toughest I find someone who I know is supportive or I find something to read that will inspire me.

Congratulations to you!! And thank you SO MUCH for posting this thread! As soon as I read your words on the 60-day "loan" from your IRA I was on the phone to my financial advisor! She verified for my Roth IRA. No penalties if replaced within 60 days. I had been using that money as Proof of Funds, but NEVER thought to ask if you could "borrow" it for a length of time! You may have just solved a lot of people's short-term HML issues by one single typed sentence! I am forever indebted to your post!

It must take a lot just mentally alone to persist! Very inspiring, very informative! Keep posting your refi progress, I am doing the same thing now, with all the support and encouragement from everyone here, I just keep calling keep calling mortgage brokers until I find one that CAN do it.

Great information! My biggest problem is that I just need a little cash for a down payment to work with HMLs.

I have spoken with a lot of HMLs in the last few weeks and they all want between 5k and 10k down payment on a house around 40k. They will finance rehab but not without some type of downpayment.

I will continue to call mortgage brokers and private lenders.

I wish I had an IRA!!! That is a great system you have!

I know I will be there soon. Please keep posting and let us know how the refi goes. I also wonder if the refi will be problem. Will the banks say my DTI is off because I already have a mortgage on my home?
