What is a good method to get cash at the close?

a lot of times in order to do that you usually have to find a property with a significat amount of equity in it and get it at a deep discount, also you can ask for repairs and someimes the bank will lend the mooney estimated to do these, which you can later get done cheaper and still have money left over.

I’ve never actually heard of someone getting cash at closing. I have heard of a check right at closing but what you are up against is the recording. And you cannot get paid until it has been recorded and most recordings do not happen for 3 days due to the right of rescission law. Some title companies will offer something called a table closing which means they will run and get it recorded before you even get in your chair at closing however title companies and most attorneys don’t carry several thousand dollars on them just a hand over at closing.

If speed is what you’re looking for I would request that my money be wired to me and give the wire instructions to the title company or the Atty that is handling the closing. That way when the closing and the recording has happened all they have to do is to hit enter and the money is transferred directly to one of your accounts. The other option is for each check to be cut and be mailed or picked up.
