Real Estate Attorney & Title Company

When doing assigning or double closing contracts, when do we need to involve the title company and the Real Estate Attorney. What are the actual roles of title company and the real estate attorney. How much do they both charge for their services.

When to involve...

Title co. or closing attny.? As soon as you get a house under contract with your buyer, you'll open escrow. You can do it after it's under contract with the seller, but I prefer to do it when there's a buyer ready to go. Generally, an re attny is cheaper & it depends on the type of closing, ranging from $200 to $600. Both options do the same thing ~ They close real estate deals. RE attnys are good to have for other real estate purposes, too, esp. if your buyer(s) use one. They do title searches, open escrow, etc.

I was under the impression that we need both Title co. and RE attny. Thank you thishousebuyer for clarifying me that both does the same thing.

Thanks, DGFollower! I didn't say you shouldn't have both. Because you might be ale to negotiate with the title co. to pricematch & do your closing for the same or maybe less than what the attny can do it, bc they want your business. You never know ~ It doesn't hurt to ask. It's actually not bad to have both, either, just in case.
