Ok I have sent letter to the owners, I found their mailing address from the county clerck's office website. Also checked and they are not behind in their taxes. Is there any other technique or way of contacting the owner to try to buy the property or I just have to wait and keep sending letter to see if one day they will call me back???

There are skip tracers you can use for this. You can also try to find them in the phone book. You can also stick a bandit sign in their yard (if the house is vacant) and when they do call you can talk to them that way, and build your buyers list.

If you can contact them by phone that is a very good way. It is much more personal and you can get a feel for someone better that way. See if they have interest in selling or not. What are their needs? Etc. There is a house in my area that has a children play group sign up on the balcony. I pass by the house daily and it has been empty for a while. I called the sign and sure enough the day care sign was the same number for the owner of the house. She said she was only interested in renting at this time, but atleast I know where she stands.
