Another Deal for Jill & Gary with an Ironic Twist

Another Deal for Jill & Gary with an Ironic Twist

We are in the process of buying another property, but this one has somewhat of an ironic twist to it.
We initially bought this house in 12/06 for 65K. It was one of the typical retirement properties we've done several times; 2 bed, 1 bath, 1 car, with separate den & about 1110 sq. ft. living area under central a/c. Did a total rehab on it, new kitchen cabinets, counters, appliances, new bath fixtures, water heater, central a/c unit, light fixtures, paint, carpet, & ceramic tile. Put about 10K into the property. Sold it 5/07 for 92K. Not a bad profit of 17K.
While doing our normal research of probates, we noticed that the buyer had passed away. We wrote a letter to the relatives expressing our condolences & was wondering if they would like to sell the property. They responded that they would be interested, & would be down to go through the house.
We met them at the property, found they were overwhelmed with all the debris in the house. Since they are out of the area,& only here for two days, we offered to take away the garbage. When hearing that, they agreed to our offer of 27K ... Jill, my son Joe, & I went down with our cargo van & utility trailer & loaded up the stuff.
Jill & I went through the stuff today & found a lot of items that could be sold at a yard sale or consignment store. So not only going that extra step to help the out of town relatives closed the deal, but
even let us make a couple hundred bucks extra. Not to mention what happens with the property itself.

good looking out Gary...

sometimes in the rush to get things done, there will appear (by God's grace) an opportunity to show a more excellent (and in this case, human) way...your actions will not only pay off on this deal but will possibly have that out of town family remember your name if they should hear about another friend or neighbor in their area who finds themselves in similar circumstances...no good deed goes unrewarded!! Congrats to you and best wishes on the next deal around the corner...

Doing it the Right Way!!

Congrats Gary and Jill,

What a coincidence and an uplifting story. You are a true example of investors doing the right thing, and going that little extra to not only make a profit; but also, to lend a hand to others in the mean time.

You are a great example for the rest of us to follow....bread on the water...

What goes around comes

What goes around comes around - great stuff!

Thanks Guys

We both would rather make a little less, but at the same time help the seller get the property closed. We believe in not trying to steal the property, but buy it right so you don't have to be greedy when selling. This way it's a win/win/win scenario; the seller/us/our buyer.

Great Deal indeed

Congratulations! This is a great service to the family.

I love the way you guys work it...

Am I understanding this correctly your purchased this property once, fixed it flipped it and are buying the same property back from the estate to sell all over again...unbelievable! Love the way you 2 help the sellers and make it a win win for everyone...
Barbara

Barb

That's exactly correct! You can't resale fuel oil now, can you ? (lol) We went through the stuff we hauled away for them & so far there's about $500 worth of things. Can't wait until we can get in to clean it up & flip it again.

Congratulations!

Congrats to you, Jill and Gary! Keep up the great work...and THANKS for sharing!

Fuel Oil

when it gets to about $250 a barrel, they'll figure out a way to recycle it. So just hold on to it for just a couple more months. LOL

You're Welcome

Jill & I have always done "right" by people. In fact, we remained friendly
with most we have done deals with, & some became close friends.
We have seen lots of people that have been taken advantage of, & would rather not make any money than do that. Thanks for your support!

Awesome

Thats the "right" way to do it in a situation like that. Nice work guys, keep those good attitudes you have as they will carry you far indeed. Smiling

priceless

Gary and Jill,

it's very nice of you to not take advantage of the family, or as you say, not be too greedy.
The feeling you get from doing the right thing while getting a deal at the same time is 'priceless'

thanks for sharing!

wishing more of those deals,

valerie

No Good Deed ...

goes unrewarded ... What goes around, truly comes around. We got an "out of the blue" email from a REA that we have not talked for close to a year. She has a "pocket listing" ( not on MLS ) that is an estate & needs an entire rehab. We took a look & offered 25K & it appears they are going to accept it.
It goes to show, don't "burn any bridges"; deal fair; & people will always
want to do business with you.

Actually,

no deed goes unpunished. It just happens that you guys are just so great you break the mold!!

Thanks Bill

Just dropped off the contract on the latest house, they agreed to the 25K price. Got the deed from the county on the "Monroe" house, so the title co. sent it to the buyer's bank; it should close in a week or two. Just faxed the contract up to the personal rep on that house we had owned previously, he's going to submit it to his lawyer & get it back to our title co. & then will be ready to close. You gotta love it!

nice

you sold it for 92, and now are getting it back for 27-25....is the house a complete wreck, in just 4 years?

Not a Wreck

Yes we sold it for 92K in 2007; while searching through the county clerk's
website for probates, we noticed that buyer died. We contacted the personal rep, who is a professional in MD & offered 27K & we would empty out the contents of the house for them; they accepted.
We can clean & repair the home for about 1K, then we'll resell it for about
a 10K to 12K profit.

Thanks for this and I am

Thanks for this and I am looking for the more on real estate as these sites are growing at very fast rate and concludes more option for doing business.

Got the keys ...

... & started cleaning out the place. Should close in a couple of weeks & then can start the few small repairs that are needed. In the mean time we'll have an estate sale to get rid of the furniture & stuff & make a few hundred
bucks for pocket money.
Even though we will buy this with cash, I checked off the "assignment box" on the contract, so we could pass it off if we wanted ... we'll start advertising the property now regardless.

Doing Right

The ONLY way to go!
