Transactional funding

Hi Bryan,

Transactional Funding, also known as "Flash Cash", is a one day Bridge Loan to facilitate your purchase of property when you also have a buyer in place to purchase it. If you are a real estate investor looking to fund the purchase of Short Sales, REOs, and residential or commercial "Flips" then Transactional Funding is a legal way to accomplish your Back-to-Back closings. Most title companies and banks no longer allow you to use your end buyer's money for a simultaneous closing. You now need to provide stand-alone funds to complete your purchase as a "Wet Funding". There are companies that provide you with purchase funding quickly and with the most competitive fees available.
You use their funds to flip your deals - you provide the approved end buyer. Please note that Transactional Funding requires a same -day, or "Back-to-Back" closing at the same Title Company; and your purchase contract needs to be in the name of an entity, such as a Trust, LLC, or Corporation. I hope this helps.

Great2BeRich-Transactional Funding

Hi Great2BeRich...

Thanks for the info...

About a year ago I started looking at investing in RE...I was actually going after pre-foreclosures, foreclosures, and reo's with little success because I couldn't find the funding to complete the deal...

Could you go into a little more detail about how to go about getting transactional funding...What companies offer it...What is the process for applying for it...etc...

Thanks!

Ted

Checkout my website below as well. There is a video from CNBC on the home page explaining how REO wholesalers use transactional funding.

Hope this helps,

transactional Funding

It's very simple in that you are (the buyer)using what is referred to as "wet Funds" for a very short period of time, usually not more that 24 hours and sometimes minutes.
The great thing about it is you don't have to go through a process of qualification because you are in turn selling the property to a buyer you already have lined up.
This type of funding is used for short sales and REO's from banks that do not allow an assignment of contract.
The disadvantage is that you only have 24-48 hours to close so you really need to have your buyer lined up.

Good Luck,

Randy Bailiff

MORE HELPFUL INFO

THANK-YOU for so much more info on transactional funding, at some time any one that is investing in realestate may need this so it is good to know and learn about.

This would definitely create fast cash, that I can use for investment in properties that I can eventually buy and hold.DEAN thank you for always creating that time to think of THE DG FAMILY AND WHAT WOULD be best FOR US.
