HI, I am a 21 year old college student studying entrepreneurship and management and have read Dean's book "Profit From Real Estate Right now,'' and it has gotten me intrigued.
I have spent hours on this website and am getting a little discourage. As I was reading the book I spent most of the time wondering when there would be a list of things to do such as:
step 1.
step 2.
etc.
But it doesn't seem to work that way which is perfectly fine, I come here asking for help from those of you have been through my situation in a basic cut and dry kind of way. Also i was wondering if Dean's home foreclosure list at foreclosurealert.com was worth the money?
Any help would be greatly appreciated.

Welcome to the DG family as we like to call it. If you are looking for the ABC's of this site or how to become a successful real estate investor I would start by sharing what it is you want to acomplish/what is your intrest , is it foreclosure's , bird dogging , flips ? Once you have established this then you may want to look at the top users and find someone who is doing what you want to do and ask them the questions that you have. I hope this helps you out somewhat.

Thanks! What I am interested in is foreclosures and flips. Renting seems like an option for later on down the road but for now I am trying to make some fast cash.
I am hoping to do my first contracts this week and picked to do assignments of contract. I need money up front and this is a good way.
But if you call Deans office and consider signing up as a student, this is the best training anywhere.
Over the years, I did sign up with others and all they wanted was more money I didn't learn anything.
Like many people on these blogs, I am scared and broke, and have no one to talk to about investing. As a student you can break up payments and they bill me something I can afford each month. But this is the reality. The training you get with the Success Academy is awesome! You learn as fast or slow as you want. But you learn about everything, and then you can decide which one is best for you. And now that I am doing contracts this week, I can go back to the workbooks and replay the training. I did that tonight and played over again the assignment lesson. Now I feel really comfortable because I was reminded about how to do them right.
You then have coaches you can call and they walk you through it and you have these blogs to ask questions.
Where you start?? You just did already, by asking for a direction. Set your goals and decide what area you want to deal in.
Bird dogging is a good start, even if you only do one for another investor, because it shows you how this works.
You will find the way!

First ask yourself if you are looking to get into a deal and make a lump sum of money then get out (this is a great way to build seed money). Or are you looking to build residual income through rentals?
Lump sum money would be a fast cash strategy
residual income would come from cash-flow techniques.

buy & sell
buy, fix & sell

seller financing (possible no money down)
The key is to determine what you are trying to accomplish then what resources you have or can use.
for example: if you are looking to make a lump sum of money and no money or credit to put into a deal then you'll want to use bird-dog, assignment of contract or double close.
