I'm still trying to purchase my first REO (the 17 yr old, 3 BR ranch that I found a couple of months ago). I entered into the contract on Aug. 7, my closing date has been extended 2 times now due to the deed still not being recorded by the County Sheriff's Dept. I'm now getting concerned about finding renters for the property due to the time of year. If I can't close until the middle of Oct. (still need to clean up the yard, paint & have capeting installed) which means it may not be until the last week in Oct. when I have it ready to rent. My question is...should I go with the extension to the middle of Oct. and possibly have a managment company help me find renters (has anyone done this)? Or should I look at trying to find another property to purchase? Any info. will be greatly appreciated!!

If this one is a good deal go for it. In regards to finding renters, put an ad on Craiglist and indicate the home will be ready for move in until Nov. 1. You can also list the information on a flier and put it up in your local grocery store. See what other homes are renting for in the area and see how quickly they rent. This may help you in determining a price that would get the home renter quickly if need be. In any event, you can start to gauge interest in the home and you may have a list of prospective renters that want to see it the last week of October. I hope this helps. Why are you thinking of backing out? It appears to be a good deal. Joe has the idea. Get on craigslist and post it to rent. Put in the ad that you are doing some nice repairs and give and estimate as to when it is rentable. I don't think that you want to go thru all of this again and not make any money. Just my thoughts....Jan
Craigslist is a good idea and you should get some good responses. But be careful - respond to people with local addresses. Flyers work and so does a FOR RENT sign in the front yard. All these worked for me plus for good measure I put an ad in my local paper. Big response. This allowed me to hold my rent where I needed it to be. If you are willing to accept pets that will add to your response. Either charge a pet fee or make sure your security deposit reflects pets. My ad said that I would consider pets. Good Luck...Bill

Everybody is different in their approach! YOU have to decide where you want to begin "jump off point". You can start off by first building your team e.g. Angie had did, while at the same time advertising thru flyers to reach both buyers and sellers e.g. Greg Murphy has done. It's all up to you!
