These are homes that you should not BUY because they will be difficult to sell:
1. Small House-2 bebrooms or less
2. Small master bedroom
3. Busy street
4. Bad Location
5. Functionality obselete-Bad Layout-Low ceiling
6. No Garage
7. Bad lot
8. No commercial or mixed use
9. Bad neighboorhood

All of the above listed are great examples of homes not to buy. The only thing is the 2 bedrooms or less, that depends on the area. A 1 bedroom condo in NYC can sell for millions, but that is NYC.

I've also been keeping an eye out for a 2 bedroom with a bonus room. (Check the square footage) Add a closet, now you have three bedrooms! And woohoo the value goes up!

Willowme, yes if you see a house with a 2 bedroom and notice a bedroom not listed on the MLS that could be a third or office, etc, that's great.

thats a good list to follow. thanks man. Although as mentioned before, I am looking at a two bedroom that just needs duct to add 300 squ ft to the home for a 3rd bedroom.

don't knock all 2 bedroom houses, if its build on a basement theres your potential living space right there! Location comes into play like Jeremy said. Buy don't by a house with no yard space.

There is a foreclosure we looked at about 30 minutes away from us and it is a former "meth house" it has yellow "Police Line Do Not Cross" tape and the basement is burned out.

It is very important that you don't buy a meth house as the house has to be gutted and brought down to the studs. I did find a great pot growing house. I put in a bid on that one but didn't get it. The first sign there was something fishy going on was the fact that the front door was laying down in the living room and plywood was over all the windows. Hmmm
