I live in NYC and i have been looking around at properties and craigslist. I feel overwhelmed. There are sooo many real estate agents and investors, i feel like i am a little fish surrounded by sharks. I have been roaming my neighborhood , just to get a feel for the properties on sale, just to kind of study but i feel like there is no hope for me. I am not going to give up, but does anyone understand where im coming from? Can anyone offer any advice? Thanks so much in advance.

Mike, call down to one of your local real estate brokers offices and ask to speak with the brand newest real estate agent. Then tell that agent that you are a begining real estate investor. Now you will both have something in common...you are both just getting started. Tell them what it is your looking for and start working together. You can both kind of learn at the same pace. That will take a lot of the pressure off of you and them. Remember, I know how you feel, I felt the same way in the begining, but here is what I found...you will learn a little bit every day and pretty soon it will be like riding a bike. Good luck!

Michael, there's a lot of hope for you. You're already ahead a mile of people because you're ambitious and wanting to get somewhere in life. If you can combine that ambitious with hard work and confidence, there's no doubt in my mind that you're going to achieve all the good things you want to achieve.

We all have days like that. Sometimes I'm as bold as a lion and others I'm week as a kitten. Every time I speak to a local friend about real estate, they give me the markets bad, no one's making money, the economy's bad reports. Well, I can either agree with that or I can remind myself, well someone's out there making money so why not me? It's possible right? So it's a matter of what you want to believe. If you believe there's not enough to go around then change it to there's enough for everyone. There's an abundance of everything in my life. Because think back in your life, haven't you always gotten what you needed when you absolutely needed it? I bet you did and didn't even realize it. Mindset is a crucial daily practice to being successful at anything. If you can't do it yourself, come here for some support! ;D

I understand exactly how you feel. For the last couple of months I have just studied to gain some confidence but now I decided to move even though I am a little nervous. I too feel like the little fish in the sharks tank cause it is all new to me as well. But like Elena said you have to retrain your mind to think abundance and not lack or struggle. I too feel overwhelmed at times because there is so much information to learn and I feel like I don't really know where to start. But this one thing I do know that my labour is not in vain. If I step out in faith and stay positive all things are possible. If you believe without doubt then it is out there for the taking. I may not have done my first deal yet but I am researching and looking. I may be putting in one toe at a time but one day I will have the confidience to jump in and God will be there just waiting to reward my leap of faith. Don't be worried about catching up to everyone else. It's a marathon not a race. Just learn and do what you can it will all work in your favor as long as you stay positive and never give up.
I had an experience today when I went to meet an old real estate friend of mine. I told her what I was interested in doing and she kind of tried to "steal my dream". I have no money, crappy credit and no job but I know that NOTHING is impossible and I can do it. She said "well what would make an investor want to pay you to find them a house...they can do it on their own." and "why would you want to invest in foreclosures if everyone is upside down" AND "if the money was that easy I would be getting a piece of it too." If I wouldn't have read Dean's book I would have been discouraged and I kind of found those thoughts trying to creep in but I am not giving up. I told her look I know that I will succeed at this the only thing I need from you is to run numbers on house. She said okay I am here if you need me. You see just like Deans program said you even have to watch those that know alot about the market and business because they can try to steal your dreams too. So my advice to you is just stay positive and whether you believe in God or from where ever you find your strength stay connected to it and all things will work in your favor.

MIKE! Your in the hot state! Your in the "Trump" state! (cbrpower) gave you a great tip on getting warmed up! I'm new to investing too! You should try looking for properties in your local Sunday newspaper. Also, you may want to check out Dean's automatedforeclosurefinder.com and utilize google to help you find the necessary county appraisers and public records sites or phone numbers for the areas that you are researching. It's hard work but it will more than pay off! Nothing's more important than educating yourself, so don't read just 1 book on real estate investing. Obtain a wealth of knowledge from multiple sources while your out there doing trial and error! You may look at 20 properties and talk to 30 people before you close your first deal, but will the $20,000 or more be worth the time and effort? OF COURSE! Just hang in there! You can only see the results of your faith after it's completed so DON'T GIVE UP!!!

mike, i too am in your position, although going thru the mentoring stage. I feel there are so many properties i want to dive into here in town. a new home depot and target is being built along with other already established bizzes that been here 4 a yr such as starbucks, strip malls, etc. a new extension of the tollway has been built to accel development. I finally got my business name and everything approved thru the state. now where do i get the small biz loans? Time to call my mentor and update him. Oh god , so many papers lying on desk and floor! Mike , its a step by step process. I know we're all anxious to get going and time is standing still,but moving so fast for us new comers. Lets get that 1st property under our belts!!!!
