broken CD

I am in the process of listing to the real estate investor series video lessons. I was removing CD 3 and broke the CD. Can I get a copy any where. I have not had a chance to hear it. I am sick about it. Help please


What to do...

I went to the three day workshops and wanted to get started NOW. Unfortunatly credit and capital is an issue. I'm interested in the Transactional Funding. I've called cuustomer service and also had an interview, I suppose it was, with a gentleman. He was very rushed and didn't answer any of my questions. I'm looking at numerous properties in my area and I'm quite eager to move forward. Also, if anyone has an answer on how to find real estate investors clubs, that Dean speaks about. I've searched google and haven't found any aswers about meeting places.
Thanks to whoever may take the time to look and answer my questions.

No Season Loans

Most of the large banks will not do no-season loans. You might want to try local smaller banks with few branches. They are more likely to do no-season loans. It will take some phone calls and looking, but the effort will pay dividends if you find one. Hope this helps.

Hard Money Lenders

I would like to start a 501c organization and have found the perfect facility for the business. It is a former church building and in great shape. It is being sold for $600k but appraised at $1,250,000 a year ago

If I could find a hard money lender, I would like to cut a deal to get a loan for $750k to buy it, put $100k in escrow to pay the mortgage for the first couple years and use the balance $50k for a few needed repairs

Any body have any ideas on which way to go. Where to find some reliable hard money lenders?

This would be my first deal, but a huge one. Thanks in advance

Liene on the property

Hi every one.
After closing and signed contract in hand can the saler put a liene on the property for any reson?

I recently closed on property and have signed contract.
The property its payed off.the saler is my frined and I O him $12.000.00 that it twelve thusand dollars. Can he put a liene on the property?
Please advice.
I am gona pay him back its just a matter of time.


Leien to cloud a title?

I know contractors and sub-contractors can, esp. of that contractor was never paid for their work. Back taxes that are owed can be the same thing. You can also file a memorandum of option to cloud the title of the seller / your buyer goes behind your back and tries to sell the property you have under contract. If you already closed on the house, why do you owe him $12k? If you don't own the house and yolu wholesaled it outright, he can't do that. If you are the new home owner, he may be able to. (As far as I know)

Webinar on Credit with Philip Tirone

I liked what Phiiip had to say and I'd love to go further. However, my internet link DID NOT have the site address at the bottom of it. What it had was: www._______________________.com. Did anybody have this same problem? I am interested in the material for all the reasons he said, including I need to deal with a tax lien from old. I was expecting more details on "how to," rather then just buying his program. I can appreciate the offer and I will do it. But still, felt he could have disclosed more details. He didn't even mention things like tax liens except in passing at the end. But thank you Dean for bringing him to us. I'm looking forward to you Conference Call next month.

What's it worth today? I don't know the answer to that one yet, but hopefully will find out soon. In my area properties are down but I don't think they have dropped that much in the past year. In fact, the housing end seems as though it might be starting to track upwardl We shall see

In preperation of taking that first step, that for some reason I have still been unable to do. I've located a property I am really excited about, but I dont know how to handle this transaction.
What I originally wanted was to lock up this property and flip it to another investor, seeings I have no money of my own to deal with. I am virtually starting from ground zero.
Come to find out, the property owner passed away, and the local bank was the assigned benificiary.
The property had been paid off in full, but is now incurring debts with the local sanitary district.
What I need is, is a way to figure out how to lock up this property, dealing with a bank.

Hello:
I go by the name Dino Martino. I came here to the Dean Graziosi website to learn how to master the art of Real Estate Investment. But no matter how much I seemed to have learned along the way, I also came to realize how little I actually know.
Hungry for my first deal, I realize that not having any money to start investing with may present a problem or two for most of your novice investors. "And I am, one of them."
The idea of finding a property, locking it up and flipping it to another investor was definately an idea that peaked my interest. It seemed like a real good fit for me. I just recently located a property that I liked the looks of. It doesn't look like it needs any re-hab work although the property has been vacant now for over a year, the local sanitary district placed a red tag on the front door, putting a lien on that property for the $300.
Upon further investigation, I found out that the owner has deceased and there is no " next of kin." I originally suspected that it may have been in Probate, but the people who are named the Benificiary of that property happens to be the local community bank of this particular area.
Now this is where I need some help.
Dealing with a Bank, I dont think they will let me lock this up under contract. How would I proceed with a stuation like that ?


Real Estate License

I just recently moved to FL. I hold a real estate license in virginia. Is there a conflict of interest reguarding the techniques Dean suggests. Am I accountable for the knowledge I have acquired as a realtor in another state even though I am not licensed in FL. And will the business techniques discussed affect my license status?

I have seen comments on the internet about "subject to" contracts being illegal and you risk jail time. Can you elaborate on the details of what is illegal about this type of investing?

Curious as well...

I'm barely halfway through Dean's first book, and am MOST curious about realistic opinions about the Los Angeles market as well. I hear the LLC process is a pain and costly in CA for one thing, and this market is probably more different than most in the US as well. What's interesting is that I just a house last year, did some fixes, and suddenly the comps in my area seem to be dropping, and they were fairly low to start. I live in the Valley, and in my area homes were around $425-460k, and they are around $350 now. I didn't think this market had that much more room to drop.

Secondly, read an article the other day about high inventory in Orlando and Las Vegas. Saw a LOT of props in Vegas at some LOW prices. Any opinions on that market now and future?
