1. Find out how long on market
2. Find ot if any other offers were made and/or declined
3. Find what owner known "lowest acceptable price" would be
4. See if I can locate owner and speak with them personally
5. Structure my offer to appeal to a "motivated buyer" and
6. Just go from there.
Its all about chance and luck and if by chance I do luck up on this one, I actually have a group of private investors that would finance it - but I dont actually want to buy it just lock it up and master my skills. And if this baby doesn't make me MASTER SOMETHING I justdon't know what will.

It went quit well actually and I think they are open to considering my offer (whatever it may be). It seems the wife wants to sell yesterday and the husband today.
