My plan - to make offer at 50% below List Price and negotiate from there.

hey, sister. I LOVE your flier. I've been looking at it over and over. (the property is so beautiful and you did such a great job!)
I know we've been keeping up by phone but thought I'd ask a couple things in here that more people might be wondering.

I know you said the seller is good with you marketing this aggresively. (of course it only benefits them too!)

I was just wondering what paperwork you have signed as of now to keep "lookers" from contacting the listing agent themselves at this point? (btw, did they respond to the written offer yet?)
What due diligence documents did you use to protect your interest?

I'm finally back on the site. I've been out of service for while, but i'm back on track and more determine than ever. It was great meeting you and seen you guys at Gain the EDGE conference. Wow, that was an awesome experience! I would also like to give a shout out to those who attended this special event.

As far as your new deal, i have no doubt that you will suceed Anita. If anyone can do this is you. I have faith in you and having you as an investor buddy makes me a believer. I like your boldness and determination. I've also taking the same steps as you do and for me, failure is not an option. Good luck with all your investing adventures and please keep us posted.

Well AL and I worked up the purchase offer and the time frame for the owners to respond was set for thiw Wednesday - so I will post as soon as I get a response.

I used a standard purchase agreement with the followinging additions:

1. And/or assigns following my name
2. Acceptance subject to inspection
3. Ability to market property
4. Title company of MY choice
5. 45 day Escrow
6. $1000.00 good faith money (to be paid upon close of escrow)

I will post copy of purchase offer once it accepted. I have some other things that I will submitt addemdums on once offer is accepted. I will post them as I go.

How did you find this home (was it MLS, FSBO, word of mouth, etc)?
How did you determine your MOP? (what are your numbers and figures that you are working with?)
How did you get property pics and interior details to do your marketing plan before contacting owners or having prop under contract?
What is your assignment fee going to be and how are you determining it?
Do you plan on getting your assignment money upfront or are you going to ride this one out until closing?
Why do you say you might need funds to pay for this home? Are you planning on buying it if you can't assign it and then flipping it at a later date?
Are you going to use an agent to sell it for you?
What tools are you using to market this property to such high end buyers?

Very Interesting

Hi Anita, Since I am barely getting started in Dean's book, not to mention this business, you have really peaked my curiosity. I am eagerly awaiting the results of your endeavor. If you pull this off, I will be more excited and motivated than ever. It sounds as if you have a lot of support from this community, which is also very encouraging. I actually live in the Tucson, AZ. area with many high end homes nearby as well. You may have helped me raise my own personal bar somewhat. I wish you well and will be checking in on your progress.


My Plan

Any advise on how to find decent comps? I tried Property Trend and their are entire areas that aren't coming up. Zillow seems to only use tax assesments (which are way out of wack) I haven't found a decent RE yet so can't get it from them either. Any ideas.

UPDATE - 5/13/09

Have already submitted offer for 1.75mil. Al just called this morning and said their realtor said that my offer was too low. Al asked her if that was a flat out decline of the offer but she promtptly said no, it was, they have just not had time to formulate a counter.

Per my suspicious side, I think I will contact the owners again just to see if she actually submitted it. If not andeven if she did I will attempt to negotiage with them from there. Then I can counteract their realtor - of whom I am wiry.

I will keep you informed.

With agents, ya never really know if they submit the offers, or even if the listing agent submits the offers to their clients...especially low ones...Gotta take their word for it in most cases, but nice job as far as making sure this one gets presented, and even if it does, negotiating isn't going to hurt.So I praise you for doing what you do...

I'm broke, but maybe I can scrape together a bit of cash. LOL I wish you well. I know you'll let us know how it turned out. It will be a great learning experience.


UPDATE - 5/14/09

Al called back and said when he got in last evening the other agent had sent him a fax stating that the offer was not accepted and there was no counter. I spoke with owners and this was almost a complete 360 from the other day. Apparently the same agent that has done absolutely nothing with this property since February is now telling them that they will get a better offer than mine - on a house the gotten NO! offers on before.

Next move - after reviewing all of my information again I have elected to make another offer of 1.93mil - my final offer. My buyer is prepared to pay up to 2.2mil for it but if I cant get it for 2M or less then
I just cant see the profit in that.

So I will have Al re-submit this offer later today and see what falls. If they decline it then I will move on, there is another one in the comps that Al sent that caught my evey thats been on the market a VERY VERY long time. So I already see plenty of room for negotiating.
