Well I ran an ad to get sellers to me and here is what I said:

Well I have been getting hits up the nose with property owners wanting to learn mor about the Lease Option. I am doing a general agreement with them, simply stating that when I find a buyer(tenant) for their home, I get a payment equal to one (1) months payment on said property for my fee.
So if payment on option is 1500.00 then they pay me 1500.00 for my services. I think this may work quite well for me and if it does good then I may have a regular income generator.
I only send then qualified buyers meaning that they come with credit report and application in hand and the seller is able to review them and select which ones the would actually like to talk to in person.
