Well I ran an ad to get sellers to me and here is what I said:

Well I have been getting hits up the nose with property owners wanting to learn mor about the Lease Option. I am doing a general agreement with them, simply stating that when I find a buyer(tenant) for their home, I get a payment equal to one (1) months payment on said property for my fee.
So if payment on option is 1500.00 then they pay me 1500.00 for my services. I think this may work quite well for me and if it does good then I may have a regular income generator.
I only send then qualified buyers meaning that they come with credit report and application in hand and the seller is able to review them and select which ones the would actually like to talk to in person.

I posted it on craigslist and bokrin.com and the general agreement I used was similar to or rather actually a revised and edited Promisorry agreement. Stating they would pay me x amount for the referral and acceptance of a qualified buyer/tenant in said property. Due upon signed agreement with buyer.

Do you plan on educating the sellers enough for them to provide there own lease agreements? Or, do you want to supply the agreement and file it for them with a title co.
Or, just get the two parties to meet?

Anita, good for you...........great ads and thank you for posting the examples you used. You are an inspiration to me. I have listened to the last conference call a couple of times and you have given me more inspiration than you know. Most people think of savvy business individuals as yourself (Since you have been doing it all your life) as distinquishing yourself apart from other human experiences but you have had many of the same experiences as most of us. You rise above it and as a result..........we rise above it through your sharing your experiences.

I can do all of the above but if I do anything other than put them together then I charge extra fees payable up front for that. So if I have to provide a lease option contract then I charge for that. If I have to use title company for them, them I charge for that service as well but they are responsible for paying title company themselves. My fees are all separate. I collect my standard fee within 24 hours of lease option being signed by both parties and any other fees are dua and payable up front.

Just an update. Not only do I have buyers and sellers calking but IAm getting calls from lenders that are holding properties and want to work with me to get buyers and I am getting calls from builders with entire empty housing tracts looking to do the same. Other investors are also calling wanting to know if I do bird dogging. So long and short is IT IS STILL WORKING!

I have been running those same ads for a couple of weeks now and I have such a huge buyers database accumulated it is crazy. My buyers database is large as well so I pulled th ads this week and now I am spending time matching the two.

I am running the ads every three days. I find that if someone is looking for a home, the will browse back as far as a week and will pass any ads that seem like SPAM, meaning posted everyday or multiple times per day. So I spread it out, it looks way more legitimate and then when they call I always give a prompt follow up call, if the go to website then I respond with automated email immediately letting them know their response was received and since I have their criteria I will be contacting them with what I have available.
So its working well.
