I want to thank all of you for your comments. I've learned a lot. I'm in Queens in New York. I approached a real estate agent recently and told him about my investing strategy utilizing an assignment.

At first he told me that may work in other places, but not here. Then I told him I was looking for motivated sellers.

He told me they would just sell their property for way below market value.

Then I told the agent i would be upfront with the seller and tell them that I would want to get the contract assigned within a certain time frame and if I couldn't, I would buy it or the contract would expire.

Then all of a sudden the agent said if you could do that it would be great.

At first he was just thinking about how he could make money he wasn't listening to my ideas. If he brings the seller to me and I find an end buyer the agent still makes money.

Anyone having success in NYC with this strategy.

That is a big hurdle to overcome. people have run away from that here in NJ. That is one strategy I have tried and failed with. let me know. call me!

Back in December, I made reference to a real estate agent that I mentioned my investment strategy to. He didn't tell me it couldn't be done, but quietly expressed his doubt.

Since then, I've read Dean's books and learned a lot. Now that same agent is working with me to find properties for cash buyers that I've found.

I kept contact with the agent every month or so just an email or call to say hi.

Then when I found a strategy that I could use, with the help of a member of this site, Elix Brown,who's working with me also, it was off to deal making.

We're working on getting offers made accepted and closed. It's only been 2 weeks and there is movement happening. I just have to stay the course and deals will get made.

Just do a little each day and overtime you will see results.
