I am looking for investors to partner with because my lender has closed the purse until I close on 3 of my 7 properties. Due to this, I currently have an opportunity I would like to extend to all of you. I have a wholesale contract that I would like to JV with an investor who is getting started or is looking to diversify like me. This is a large single family home located in Cleveland, OH. This is located in a strong single family neighborhood just southeast of downtown Cleveland. Initial investment will be used as transactional lending to pay off the wholesaler. I have funding in place for the A-B purchase which would pay back the initial capitol within 30 days. Upon that funding you would receive a 50% premium on your initial investment and upon the end sale you would receive 25% of the sale proceeds.
This prospectus is supported by 1) hard money BPO (completed 11/16)
2) local realtors CMA (prospectus sale price is 35% below current market value for quick sale)
3) independent comps pulled by me.
4) Local general contractor's estimate of work and entitlement
5) Hard money loan approval for construction and entitlement funding, interest reserve, and property taxes. All held at local title company for insured payments. Hard money loan is at 57% LTV and 46% LTC
As with any deal like this, there is a tremendous file of due diligence which I would be happy to share with anyone who would like to discuss further.
Initial Investment necessary is approximately $9,200.00. These funds would be secured via attachment to the special warrantee deed owned by the LLC you would be 50% partner in. This capitol
will be reimbursed out of the loan proceeds of the "B" construction and acquisition loan to our Construction LLC (30 days after initial investment). At this point you will have 20% ownership in this new LLC.
