REO's in NJ ?

Is anyone having any luck getting reasonable offers getting accepted on Bank Owned properties in NJ.I have been making offers on properties for over a year at prices that would warrant the market but rarely get a response.It seems the realtors are competing to get these listing's and thereby inflating the prices. From there the properties just sit.
My primary investment area is Morris county.
Anyone else getting the same experience?
Also, has anyone used a funding company "AMERACO"?
They claim to be a great source for private money.
