have a question

have 5 properties that I want to flip. will be flipping all 5 to 1 buyer. all 5 have tenants. Owner wants to show property. have all 5 under contract have not worked with buyer or seller before. will be selling with a 10k plus profit. how do I keep buyer and seller from talking about price? thanks
