About Me: 

I am recently divorced (six months ago) and still feeling the financial effects from the 'hand' I was dealt in divorce court. Smiling Anyway, I have two beautiful children and no money and no job and less than desirable credit thanks to the divorce. That being said, I have an above average mind, my health and the sincere mind set of being sick and tired of worrying about money.

My goal is to turn this into a full time business for myself or at the very least, a substantial part time business. Due to lack of money and not so good credit, I will be finding properties to assign to other buyers/investors and make my money that way. Right now, I am only interested in making money, NOW and if that proves to be quick and easy, that maybe the extent of my involvement. I realize of course, my mind may change on that as I progress and have money to make the buys myself and either hold or flip, eliminating the middle man.

Interests: 
Hunting, Fishing, Camping, Reading, Sports and cooking outside on the grill.

Hi Jim!

As the newest member of the SE Wisconson/SE Illinois Master Mind Group I'd like to welcome you! Where is Gardner, IL? All of our group members are from all over both states so I just may have to change the name of this group!

The group is growing -- you are #9 -- and we are all at various levels, though I do believe someone at any one time can supply you with answers to your questions and we can all provide support. The group is new and we are finding our way with it, so I encourage you to comment often on the posts. If you can actually write a new post I encourage that as well. As the group administrator, I don't necessarily see the same screen you do so I'm not actually sure if only I can create new posts or if everyone in the group can...I think they can so go for it!

The last post I put up was asking everyone to introduce themselves and say a bit about what they are looking for from this group. I encourage you to be the first to go there and write a little something!

Rehabbing

Hey Jim,

I see your from Gardner. I'm from Morris, not too far from you. Anyway, I have a contract on a property closer to you, you may be interested in. It's in Thawville. About half an hour south of you. It's a 3bdm/2ba pre fab home with little fire damage. It also has a pole barn 48 X 60 on 1.5 acres. I'm asking $65,000. est cost to repair per insurance is $15,000. ARV is about $160,000. Hi Mike. Sorry it took me so long to get back to you. Thanks for the offer, but I am not in a position to jump in on your project. My financial position is such that I need to learn how to bring sellers and buyers together and thereby get a fee for doing so until I get some capital built up. I have no doubt we will be able to work together in the future.

Hi Nancy. Sorry I never got back to you - I have been without a computer for awhile and just got one. I will get out to the group and post something about myself. Also, I am looking for help with learning how to do contract sales - putting sellers in touch with buyers, i.e. investor's and earning a fee for doing so. The reason being my financial position is such that I do not have the resources to buy and then flip or buy, re-hab and then sell or even to buy and rent out.

I don't know if you read my journal are not, But my back was really against the wall. I really don't know if I would have made it are not without the success academy and great coaches, But I do know taking action is 90% of the battle.
