Is Anyone Doing What Ali (The Edge 2011) -- "Buy and Hold" Using Cap Rates?

Is anyone who attended the Edge 2011, or bought the Edge 2011, attempting or doing what Ali S. is doing in Cleveland? If so, I have access to a group of people who are investing in and around Atlanta, Ga. They are not completely satisfied with this area. They have money and would be willing to invest with the right incentive (knowledge and proof). If anyone who has the expertise is interested, please let me know. We looked at his system when we bought our own properties. His Cap rate / ROI break down is how we run our deals.
