I enjoyed reading the introduction to Profit from Real Estate Right Now! On Page 10, Dean states "Five Years from now, you will kick yourself for not taking action during this historic time, or will you look back and say I was there, I jumped at the chance to profit like never before in real estate?" I hope people read the introdution because it is their chance for the new beginning to start!
In Dean's show he also talks about people buying as many homes as then can...on a frenzy...It always makes me think about finding enough deals and buying enough deals before the market shifts. Can you make to many deals? What advice can you give on holding properties vs assigning or flipping them
Thanks for the comments. You should always know your exit strategy for each deal. Will you assign the deal, flip the deal, hold the deal for yourself, or take in a cash partner and hold the deal. I believe if you have some sellers lined up that are looking for deals and you buy these deals right, you should have no trouble assigning them.
If they make sense to hold and cash flow each month, it may be better in the long run when the market goes up and you may be able to realize even a greater profit in the future. I believe your strategy may depend on what cash you have available and analyzing each potential deal. Good luck with REI. Believe and Achieve! - Joe

Page 10! This is probally the most influencial page for me. When he talks about this groundfloor opportunity we have now. It is definately like no other pportnity we will ever see in our life time again. So in my opinion, buying too much is agreat thing in this case. I'm looking at tax certificates as a way to build residual income. What's your take on this? Continued success

I agree with Dean and the ground floor opportunity is here for all of us. I think it is a good idea to diversify where possible. If you look for deals in various areas and various ways it will lead to the next deal. Also, I have found that most tax certificates and tax sales are very exciting and can lead to some great deals. I have spoke to one or two friends in other states and they told me that each state and county process can work a little different based on the law and how the process works in that particular area. So you may want to research the counties in your area. Once you undestand the process, there could be some great opportuntiies here for you. Much success and good luck findingthose tax sales. Also, we all here the stories from our elders that I should have done this or I should have done that and look at where we could have been. I was looking into this tax by mail offer that takes place in Alabama. There they allow you to purchase tax ertificates by mail. Are you familiar with this? Much success............Lubertha

Thanks for the information. I am not familiar with this process. You may want to contact them directly and ask a lot of questions. The more you may understand about the process, the better it may be. Also be careful about an area you are not too sure about. You do not want to purchase a liability like an old gas station and be liable for removing in ground gas tanks.

You can purchase tax certificate through the mail in other states or even online, but just be very careful of what you buy. If you don't know what you're paying for, then you might end up on the bad end of the deal. I'm not saying this to discourage you from pursuiting your goals and dream, but do your research and due dillengence. Some states sell tax deeds and the property becomes your once you purchased it, but other states have redemption period from anywhere 3 months thru 5 five years. Good luck!

The public records and your local county courthouse can be a wealth of information. If you spend sometime there, the people can be helpful and you may be able to learn a lot about how the government and your local process flows. I think you are on the right track. Believe and Achieve! - Joe

Thanks for the comments. It is always nice to have a plan for success and adjust the plan where accordingly. When necessary raise the bar and be up for the challenge. Make sure you look at your knowledge and progress in a month, 3 months, 6 months, a year, 2 years, 3 years, etc. The plan may be 5 but you may hit the goals after 3! How great would that be?
