Here in NJ finding good wholesale deals has been tough with the market upside down. The buyers here are starving and the wholesale inventory is scarce!
Let me start by saying we are not allowed to put up bandit signs where I live or we get a large fine so I put a magnet on both sides of my truck that simply says " I BUY HOUSES" and my number.
I went to look at a property with my agent one day and while we were there a guy comes to the door after seeing my car magnet and says "are you an Investor?" I told him I was a cash buyer and I am looking for a property that I can invest in. He tells me that he has 3 properties with no mortgage balance that he wants to sell and wants to move to Florida... MY JAW DROPPED! I just stood there staring at the guy until my agent nudged me to breath...lol
Long story short I locked all three properties up the next day. A five unit building that I quickly found a partner for, a property that I am owner financing with 10k down that I will rehab and flip and another property which is his primary residence that I am currently marketing for sale. I got all three properties way below market value.
I just wanted to share this because you never know when you are going to be at the right place at the right time so don't ever give up. There are properties out there and with the right advertising they will find you so get your message out there how ever you can. That $30 magnet on my truck landed me a home run.

I forgot to mention that the seller is in FL right now looking at some properties I have there that belong to a Hedge Fund I deal with. If he buys one I get a $1500 referral fee from the Hedge Fund. It would be awesome if I could make it 4 deals instead of 3...

I Agree its a matter of timing, But the biggest item you hit on is , just being out there doing it, looking at houses, letting folks know what you are doing, the deals will start finding you. I use bandit signs, yellow letters to expired listings, word of mouth the best, and I want some magnet signs on my wish list for X-mas, After the first of the year, I will be working with a realtor to help me find more deals,and I have a partner coming joining me with money investors in his pocket, the coming year is going to be great, and oh yeah call every FSBO you see. Action+Knowledge=Success..$$$$$$$$$$$$.....

You are sooo right it is all about being out there doing it. Once you put action to your knowledge the world it at your feet.
As I said there are not many wholesale deals available right now in NJ so I was out trying to create some. I have an awesome Agent and I go out EVERY Saturday looking at properties on the MLS that I feel would be great wholesale deals. This particular Saturday I just happened to be looking at one of those properties when I fell into 3 others.
It's all about ACTION! Doing it in spite of fear, circumstances or self. The only thing you must not lack when going out there is knowledge. Keep learning, NEVER STOP. The only reason I was able to turn these properties into deals is because I knew how to. I learned and I took action. I continue to learn from Dean all the time. I watch EVERY blog, read EVERY book he puts out there and I am all over any new material he releases.
I just wanted to motivate and inspire my DG family with this. Helping others is the stepping stone to true success.

Quick question off topic about winterized homes. When I called the number on the front door of a house, I was told they cannot give out the Bank ownership info. What can be done? House in question was winterized over a year ago and does not show up on foreclosure listings. Now I going to get magnetic signs for my car because I have the same problems with bandit signs in my area.
You are a perfect example of someone who never gives up. Its just the saddest thing to see someone right on the edge of achieving their goal(s)to then give up.

I too have had this happend to me, trying to open the door after it gets closed in my attempts is frustraiting! Is there some other way to reach the bank?

Yellow letters returned to sender (ME) with the word VAC (Vacant) on it is equally as frustraiting is it worth pursuing? or just walk away?
I got the adddress on our Central appraisal district tax website, I also looked up the owners name and came up with not sure which, the husband or wife, is deceased I think that maybe it's both?? So what would be the next step to try to get ahold of a family member? Looks like they originated from a different city and were here on a military transfer.
