He didnt get sued after all

Maybe you remember my buyer threatend to sue me over his 1K non-refundable deposit when the seller cancelled the sale. Almost a month had gone by and I hadnt heard a word from him. Yesterday I got a call from a lady that can no longer afford her mortgage and is 2 yrs behind on her taxes. About $1600 Shes agreed to let me take over the mortgage subject to and basically just gave it to me. The property sits on 1 1/4 acres at 3,000 ft elevation in the Sierra Nevada Mountains. Its a 14' single wide mobile with a big living room built on the side of it. The mobile is old and rustic but has a wood stove and the property itself is unbelievably gorgeous with huge oak trees and secluded. I txted my previous mentioned buyer and asked if he was interested in this property,the payments are only $670
He txted me back within 4 minutes and wanted more info. Well he wants it, its like we never had a disagreement. Of course I will deduct $1,000 off his downpayment. Its a much better deal than we had going before. Its a great feeling that I can get him into this property and have a happy client. In the meantime I just made $7500 from a similar type deal in town. Just purchased a ticked to the tropical island where I have a home and gorgeous famly. Will spend over 4 months there. Just got a new laptop and wats crazy is I will work the 4 deals I got going using the internet and cell phone. I just started doing this Real Estate about 4 months ago and made some great money, wait till I get good at it, and look out. Rando
