OfflineHey guys just wanted to share this awesome deal I just did and hopefully inspire a few to keep pushing. I think this is my 12th or 13th deal and prior to this my biggest profit was $20,000.
This happened to be of a lead I got of my newspaper ad and it was a seller in financial struggles that own a house free and clear. It was a raised ranch worth somewhere around $200K ARV , needed about 30K in work. I locked it up for $105K and about 30 days later, I found a cash buyer who offered me $135K and we closed Monday. I still can't believe how much I made here.
I never imagined about 2 1/2 years ago when I quit my dreaded job that I would be here today. It truly is a dream come true for me. The money is great but the best is that real estate gave me hope when I was living a not so pleasant life. So you all can do it , if you keep at it and learn every day.
Dean I can't thank you enough for changing my life and I hope to meet you someday to shake your hand and tell you how much of a difference you made in my life.

Congrats ! That is just the kind of deal that I need to see happen for me. It would flip me around to right side up instead of slippery slope hit bottom upside down. I am on a wing and a prayer right now and your post confirmed that kind of deal is indeed possible.

my ad says simply "we buy homes" and phone #. If you do run an ad , make sure you have some experience because it is not cheap but as you can is well worth it. You guys keep pushing because they are out there. I know when you starting out is hard to believe because I was there but once you put everything in order you believe anything is possible. I am on the brink of buying my own home , safe to say that my dream has come true.

what did you say to home owner to get it locked up for 105k? I find that every time a homeowner calls me they seem to shy away when I tell them I purchase homes for 50% on the dollar.
Also did you use totalviewrealestate.com for your comps or did you use a Realtor?

How did you determine your ARV? Did you use an inspector/remodeler/contractor... or did you just have experience in this type of remodeling?

1. Seller agreed to price and you put into contract....? What was the length of the contract? and How much in Earnest $?
2. Did you have a buyers list set up or did you run ads to sell the property?
Any detail would help just to clear up doubts or questions I have....

first never tell a homeowner you pay 50c on the $ over the phone. If the property needs work, you ask in an intelligent way what is their lowest price acceptable and go from there. I got comps from my Realtor - easiest way to ge them just give a realtor referral and he will give you all the comps you need
